Job description

Columbus Property Management, a member of Mission First Housing Group is seeking a Property Manager. The Property Manager is responsible for overseeing all phases of operations that affect the tenancy of individuals residing in their assigned portfolio.
Duties and Responsibilities:
Property Management
- Recruits, intakes, and leases tenants in accordance with all phases of operations that affect the tenancy of the individuals within his/her assigned portfolio.
- Ensures prior to leasing that applicants fit the funder requirements of the units being leased.
- Ensures vacancies are filled in a timely manner
- Assists applicants in understanding his/her responsibilities and obligations when signing leases and moving into units. Assists tenants in complying with the terms of the lease.
- Provides, when applicable, counseling and assistance in the rental subsidy process.
- Completes all phases of the Recertification Process timely and according to requirements
- Notifies tenants of rent increases and lease addendum changes and/or updates advising tenants of any changes in the terms of the lease agreement.
- Ensures rents are collected, negotiates collections of arrearages, and manages all evictions from beginning to resolution. · Performs market comparisons where needed for determining fair market rent.
- Promotes and encourages tenants in acquiring skills for coexisting with other tenants in a building. Communicates tenant concerns with applicable Program Managers and Resident Service Coordinators where applicable.
- Maintains tenant files and records according to CPM and funding specifications. Maintains up-to-date knowledge of regulations applicable to tenants based on funding source.
- Implements periodic scheduled inspections of assigned portfolio including but not limited to resident units, common areas, basements, outdoor space, etc. Informs the Maintenance Department of work needed. Works closely with maintenance personnel on building projects.
- Compiles data timely for reporting. Provides information to the reporting group for updating the property management system. Regularly reviews tenants rent payment status and works with the accounting and reporting departments to ensure accurate record keeping.
- Responsible for financial operations of Projects' in portfolio making sure rent is collected timely and ensuring accounts payable is in good standing.
- Prepares annual budgets for portfolio and analyzes budget to actual information throughout the year
- Ensures that all tenants in his/her portfolio are in the best living environment possible.
- Stays familiar with applicable local, state and federal laws and regulations.
Marketing
- Participates in the creation of and implements CPM's Marketing Plan
- Establishes marketing strategies to meet objectives of the marketing plan.
- Performs and evaluates customer research, market conditions, and competitor data; Implements MTMP changes as needed.
- Oversees all marketing, advertising, and promotional activities.
- Manages all aspects of print production, receipt, and distribution of marketing materials.
- Coordinates with other departments while implementing the MTMP.
- Manages all aspects of the project wait list (where applicable).
Other
- Complies with PA Real Estate, LIHTC and AHM certification requirements.
- Understands, promotes, and projects the corporate mission while performing the above mentioned tasks and responsibilities.
- Participates in additional and/or special projects as required from time to time by management.
Skills Required: Excellent written and verbal communication skills; good interpersonal skills; strong organizational, analytical, and problem resolution skills; ability to work both independently and as a team member; experience with MS Word and Excel: experience with YARDI (or comparable property management system); ability to effectively interact with a wide variety of personalities; ability to be flexible and adapt to changing priorities; ability to handle multiple responsibilities
Education and Experience: High School Diploma and at least five years' experience in property management, real estate sales or other applicable field. Has basic knowledge of PA Real Estate Fundamentals and Practices and has a valid Real Estate salesperson license in the State of Pennsylvania or will obtain one within first year of employment. LIHTC and AHM certified or will become certified within 12 months of employment date. HQS certified a plus.
Other Requirements: licensed to drive a motor vehicle; access to an insured motor vehicle in good working condition that will be driven daily for the job. Be available to work past normal business hours, evenings and/or weekends to recruit tenants, show and/or lease units, complete recertifications or complete special projects.
