This requires us to deliver on our promises and always look for new opportunities to grow, both ourselves and our business.Job PurposeLead and direct the operations and maintenance of buildings throughout the service territory as well as Mail services.Key AccountabilitiesLead and Direct the Facilities Maintenance organization to ensure that all facilities are in compliance with all applicable codes and regulations to maintain a safe environment. Advise on effective use of physical resources to improve operational efficiency.Lead Capital facilities improvement projects and manage PMs and contractors as relevantLead, motivate and develop the facilities team, prioritize work and allocate resources in order to ensure results are delivered in line with business objectives.Monitor and control allocated human and material resources, maintaining financial and progress forecasting in order to ensure the day to day operation of National Grid's facilities are delivered according to schedule and within budget.Establish key performance targets to optimize business performance in line with Nation Grid strategic Priorities.Leads the development and administration of the O&M and Capital budgets. Participates in annual budget estimates, and works with lines of business to identify present and future maintenance/technical needs for the properties.Provide oversight and leadership in implementing contractual requirements and service level agreements in order to meet service specifications and deliver against facilities business objectives. Supervisory/Interpersonal- Experience RequiredMust possess excellent verbal and written communication skills and be able to establish effective working relationships with both internal and external customers at all levelsMust be able to initiate and follow through with various projects. Multi-tasking and effective organizational skills are essential. Must be able to coordinate several activities at once, quickly analyse and resolve specific problems and cope with frequent deadlines.Drive for Results: Sets and achieves targets for all workload with the overarching goal of improved utilization and performance within fiscal boundaries.Initiative: Anticipates, recognizes and proactively addresses potential technical and operational issues.QualificationsA Bachelor Degree in Engineering, Engineering management, Building Technology or related discipline or 5+ years direct experience in Commercial Property Management and/or building/facilities management.Experience directing skilled personnel in a union environment, including contractors and an in- depth knowledge of the facility industry.Demonstrates strong interpersonal skills including human resource management, negotiations and communications.Detailed knowledge and understanding of legislative and regulatory issues affecting the industry.
