PROPERTY MANAGER SECTION 8

National Investments, LLC , a subsidiary of the Carpionato Group, owns and operates Section 8 affordable and LIHTC tax credit apartment communities across Rhode Island. Carpionato Group is one of the largest real estate developers in southern New England, and our unprecedented growth has resulted in the need to recruit a Property Manager for our site located in Warwick, Rhode Island, Sparrows III. As Property Manager you will have sole responsibility of managing the daily operation of the site with the assistance of an Assistant Property Manager.

DUTIES

Manages the operation and financial aspects of a 176 unit Section 8 property including budgetary, aging receivables, payables, variance reports, etc. Increases revenue while maintaining controllable expenses including revenue collections and delinquency control. Ensures federal and state fiscal requirements, audits, allocation disbursements, purchasing, housing assistance payments, and other accounts are processed in accordance with program requirements. Submits Special Claim reimbursements to regulatory agencies. Monitors rental and subsidy payments of tenants and processes request for payment.

Ensures the property is in full compliance with HUD/Section 8 applicable program rules and regulations.

Directs resident orientation explaining lease obligations, rules, and regulations.

Prepares, schedules, and processes all annual and interim re-certification for continued occupancy for all residents.

Completes all monthly, quarterly, and annual program reports from file audits and regulatory site visits.

Conducts and coordinates inspections. Ensures work orders are completed in a timely manner.

Respond to all tenant concerns resolving matters of concern at the site level.

Supervises and trains support staff.

QUALIFICATIONS

• Minimum of two years' experience at a Section8, multi-family/elderly community
• ARM/ CPO Designation desired but not necessary required.
• Strong computer skills; YARDI Voyager applications preferred.
• Knowledge of HUD regulations and the 4350.3.

Schedule:

• 8 hour shift
