Job description
About the Position
The Property Manager is responsible for property management and lease administration for the industrial and office real estate portfolio. This position will also provide support to the day-to-day operations of the real estate department and work closely with accounting, finance, maintenance and risk management
Functions
* Manage lease administration activities, including but not limited to, lease abstraction into Costar Lease Management software, critical date tracking, maintaining applicable legal documents and pertinent information in the system and lease files. (i.e. certificates of insurance, amendments, estoppel certificates, letters, etc.)
* Develop a direct business relationship with tenants and respond to inquiries, maintenance requests and emergencies promptly. Maintain proper documentation of activities and resolutions
* Perform ongoing and routine inspections of properties and tenant spaces to ensure they are maintained to company standards and in compliance with leases
* Oversee vendors and service agreements/addendums and prepare bids as necessary; perform regular performance audits of all vendors and/or service contractors
* Conduct market searches and create informational reports as needed
* Perform and manage invoicing with internal stakeholders (i.e. accounting) and tenants to ensure proper invoicing, collections and annual operating expense reconciliations; including preparing and coding invoices
* Maintain risk management processes and procedures
* Maintain property tax files and conduct appeals on an as needed basis
* Assist in the development of scope, bid and execution of capital projects.Manage space planning initiatives at corporate building
* Assist in budgeting, forecasting and ongoing variance reporting
* Provide administrative support to real estate department (i.e. filing, mailing, scheduling, reporting, supplies, etc.)
* Other relevant duties as assigned
Qualifications
* Bachelors degree in Business, Real Estate or another related discipline preferred
* 3-5 years of commercial real estate and/or property management experience required
* 24/7 availability to participate in emergency responses regarding JDK properties required
* Excellent working knowledge of Microsoft Office products (i.e. Word, PowerPoint, Excel, and Outlook)
* Self-directed with demonstrated ability to effectively organize and manage time
* Experience in producing results in a dynamic and fast-paced environment
* Ability to work with a diverse workforce and cross functionally to build strong internal partnerships
* Ability to adapt quickly to changing projects/priorities

Travel Requirements
* This position is expected to travel approximately 10% or less.
* Ability to travel locally in Chattanooga to inspect interiors and exteriors of large industrial properties on a weekly or monthly basis.
