Job description
Role objectives
The Analyst is responsible for assisting the asset management and transaction team with financial modelling for commercial property acquisitions, sales and leases. The role will also include assisting with other asset management related support tasks, market analysis and research, database maintenance.
The role offers the opportunity to gain deep and broad exposure to the whole commercial real estate management process: from site visit to strategy pitching, from lease negotiation to sale. Position responsibilities
* Key responsibilities will include analysis of Italian real estate investment opportunities, market and deal research and supporting senior investment team members on transaction executions
* Supporting the portfolio management activities for existing investments (reporting, forecast, business plans, etc)
* Financial analysis of a wide range of real estate investments (across direct real estate, corporate/M&A opportunities and indirect investment), including modelling of real estate cash flows, financing and tax assumptions, IRRs, output sensitivities etc., as well as research to support key underwriting assumptions
* Analysis and interpretation of real estate and economic research and public company data, including financial statements, to conduct valuation and draft strategic House View reports to be updated periodically
* Preparation of documents for internal and external purposes, including drafting investment committee memos and presentations to partners
* Working with and providing support to the Asset and Funds Management Team with all of the following tasks and responsibilities:
o Analyse potential lease deals
o Manage and oversee the implementation of transition plans for new asset acquisitions
o Participate in the sales processes for selected real estate assets in cooperation with distributors, brokers, investors etc. on respective level
o Support the transaction due diligence and closing processes, review due diligence materials and utilize information to adjust underwriting, and assist the team in managing advisors
o Prepare lease and capital expenditure approval documents
o Undertake market and economic research and analysis
o Perform operating cost analysis
o Prepare regular internal and external reporting
o Conduct fund level and property level analysis to evaluate portfolio performance
o Maintain property data within our reports and key documents on server / management systems
o Assist with the preparation and maintenance of annual business plans, budgets and forecasts
o Assist with investor ad hoc requests
o Assist with the valuation process including interacting with our external valuers
o Assist with property marketing
o Keep abreast of developments and market trends with respect to the real estate industry, sector and economy in which the assets reside, monitor and review market researches and transactions
o Undertake ad hoc analysis of investment portfolio specifics
o Attend and participate in pipeline meetings held with the European teams
o Interact with European colleagues on a constant base, ensuring an efficient and detailed flow of information
o Perform other asset management and investment tasks as and when required.
Requirements
Qualifications and Experience
* Bachelor degree or equivalent
* Have 1-2 years of work experience within the commercial property sector, with focus on analysis and/or valuation of real estate investments
* Familiarity in managing real estate due diligence process/monitoring advisors is an advantage
Personal Competencies
* Fluent Italian (written and spoken)
* Fluent English (written and spoken)
* Broad IT skills: office package with strong Excel modelling experience, valuations software is a strong plus
* Knowledge of Yardi, Argus/Circle desirable
* Analytical understanding of commercial property with a sound commercial judgement
* Outstanding interpersonal and team-working skills, with high commitment to providing service
* Strong written and spoken communications skills
* Highly numerate and strong financial skills
