Asset Management consistently monitors operating performance on Lincoln owned assets and our largest managed portfolios including more than ten institutional quality portfolios, totaling roughly 200 assets and 30% of the total conventional portfolio.
Communicate with top client portfolio/asset managers regarding successes and overall portfolio NOI growth. Highlighting key trends and successes early on a regular basis and providing solutions supports enhanced confidence for clients and a continuous stream of new business.
Collaborate with Client Services, Operations and Marketing teams to review/critique new business pitch strategy for best position to close and win deals.
Procurement efforts require consistent review of existing vendor relationships both nationally and regionally, spend totals by region and trends for products of all types in the multifamily apartment market. With 162,000 conventional units, this involves a high volume of vendors. This is being evaluated manually by one person today.
Analyzing spend volume by vendor category and leveraging LPC collective spend volumes to negotiate national pricing is vital to Lincolns competitive success.
National partnerships including rebates, incentives and other sponsorships support fiduciary responsibilities to our partners and provide Lincoln with a competitive edge.
Lincoln promotes national partnerships in new business pitches and national relationship benefits contribute awards for management business. You have to have time, tools and support to cultivate the relationships and it is challenging with no analyst
support.
The help of an analyst will allow us to identify more untapped potential with new vendor rebate programs. The goal is to expand our annual rebate budget from roughly $2,100,000 to $4,000,000 by 2022 EOY.
Analyst Role Key Tasks
Existing Portfolios:
Analysis for hidden potentials on specific assets within defined portfolios. Identifying the untapped potential quickly and outlining strategy for creating more value for clients supporting key investment goals.
Trend performance data to realize - opportunities for upside in effective rent and revenue growth upon reviewing asset trends over month, quarters including; in-place rent roll, new lease and renewal trade out percentages.
Analysis / Conclusions - Additional tasks would include pulling key Yardi Reports and BI reports, analyzing and summarizing results, and creating a go forward strategy. Functions could include rent roll sorts, unit statistics / mix analysis, BI performance reports, engaging in revenue management platforms and owners specific PMS or other operations tools
Support efforts towards bringing standardization and uniformity to operational-team behavior. Further, support senior managements ability to maintain confidence, that properties are generally, operated to a defined performance standard across multiple regions.
Procurement - Implementation of best-practice property management strategies that mitigate risk, enhance performance efficiency and overall investment yield.
Examples: Implementation of cutting- edge technologies that integrate property management software and SAS solutions tailored to enhance the resident move in experience; reduce risk and improve liability insurance coverage for residents/owners on properties; improve visibility into resident living experience by using resident surveys such as Kingsley and Ellis.
More rebates / sponsorships - Identify more partnerships that include ancillary incentives back to Lincoln and owners through sponsorships and rebates.
Support efforts towards bringing standardization and uniformity to operational-team behavior. Further, support senior managements ability to maintain confidence, that properties are generally, operated to a defined performance standard across multiple regions.
Overall Responsibilities Include:
Maintain and support budget template
Analyze financials and performance reports
Build and maintain operations tracking reports
Quarterly reporting and property management fee analysis
Annual reporting and property management fee analysis
Data analysis and tracking for property management
Fee management pipeline and operations analysis
- Bachelors Degree required - Finance, Economics, Real Estate, Business Administration, or related fields preferred
Proficiency in Microsoft Office
Strong proficiency in Excel.
Understanding of financial modeling, cash flow analysis, multifamily underwriting.
Strong analytical skills & ability to grasp new concepts quickly.
Strong written and verbal skills.
Must be able to interact with all levels of corporate personnel.
Must be able to navigate market research tools.
Must be able to work independently with minimal supervision.
Ability to maintain sensitive and confidential information.
Strong problem-solving skills.
Must display intellectual curiosity and eagerness to learn.
