Transaction Manager Job Description
Thank you for your interest in Mohr Partners. Our Senior Transaction Managers manage and execute lease transactions for a defined portfolio of properties on behalf of our corporate clients, while fostering client relationships and business growth. Our Transaction Managers work with a wide variety of professionals across the county with a diverse set of disciplines and business types. This is an ongoing posting and we will be hiring intermittently for openings beginning in 2021.
Responsibilities
- Manage transactions across 2-3 client portfolios including; leases, purchases, expansions, renewals, new locations and dispositions through direct negotiations with landlords and use of local market co-broker as required
- Minimum of 4-5 years of real estate transaction experience required
- Oversee document management process. Develop with the client standard forms and procedures to assure consistency in process and quality assurance
- Provide thought leadership, process improvements and industry best practices applicable for the client's portfolio of properties
- Manage, coordinate, and successfully use all necessary client technologies and software relating to the real estate process
- Conduct regularly scheduled transaction review/kick-off calls and strategy meetings with the client(s)
- Conduct regularly scheduled client review and strategy meetings with procuring broker(s)
- Schedule site tours for clients as requested
- Ensure zoning needs are met for each location
- Prepare in depth financial analysis and provide recommended course of action to clients as it pertains to real estate decisions, including RFP submittals/negotiations directly with Landlord or Landlord's broker until final terms are approved by client
- Ensure business terms are accurate in a Lease before clients legal is involved
- Facilitate or assist client in scheduling buildout projects for selected site
- Prepare transaction reporting - KPI updates, value add statement, lease admin document update, close out file
- Prepare monthly budget updates, client portfolio summaries, and production reports
- Facilitate annual review meeting with client(s) to review previous years achievements, set goals for coming year and propose expanded service offerings
- Invoice Landlord's and/or clients for completed transactions
- Follow up on our Open A/R - collection efforts on closed deals
- Ensure Security Deposits are refunded to client and facilitate key transfer back to Landlord upon termination of a Lease
Requirements
- Bachelor's degree, Advanced degree desirable
- Extensive experience in Financial Analysis and significant capabilities and knowledge set of Microsoft Excel programs
- Real estate salesperson/broker's license required
- Minimum of 4+ years of Commercial real estate transaction experience; corporate real estate experience preferable
- Strong oral and written communication/presentation skills required
- Understanding of corporate organizational structure and the ability to adapt to client's culture
- Financial analysis experience and familiarity with more advanced financial concepts
- Strong proficiency with MS Office Suite, (Word, Excel, PowerPoint) and comfort with quickly learning new technologies and software
- Understanding of resource allocation and implementation concepts
- Strong relationship, leadership, management and interpersonal skills
- Strong organizational skills and commitment to quality
- Team oriented
Physical Requirements
- Involves work of a general office nature; typically includes extended periods of sitting and/or operation of a computer for up to 8 hours a day
- May involve periods of standing, such as operating at a copier/fax/scanner
- Regularly required to talk, hear, and use hands and fingers to write and type
- Ability to speak clearly so others can understand you
- Ability to read and understand information and ideas presented orally and in writing
- Ability to communicate information and ideas in writing and orally so others will understand
- Regularly required to utilize vision abilities, allowing reading of printed material, graphics, and computer displays
