Assistant Manager

JOB SUMMARY:

The Experienced Assistant Property Manager is responsible for the day-to-day operations of a large asset and manages team members and resources to ensure the property functions and goals are met in accordance with the company's Core Values. We are seeking an experienced Assistant Property Manager to become a part of our team! Tax credit and Housing experience are highly preferred; preference will be given to candidates who are fluent in Spanish. The Experienced Assistant Property Manager administers and maintains all phases of community bookkeeping operations under the direction of the Property Manager.

Job Type: Full-time Monday - Friday 9:30 - 5:30, Saturdays 10 am - 3 pm

Pay: $15.00 - $19.00 per hour

ESSENTIAL JOB FUNCTIONS

As an Experienced Assistant Property Manager:

  • Manage all phases of community bookkeeping operations under the direction of the Property Manager. Must Walk all the make-ready units as per company guidelines.
  • Ensure all staff is motivated, functions as an effective team, and provides an exceptional customer experience. The work orders are to be managed personally and turn around time within 48-72 hours.
  • Maintain a proper inventory of supplies and tools sufficient for providing service and maintaining the property, both in the administrative office as well as the maintenance department.
  • As an Experienced Assistant Property Manager, you must oversee the Maintenance staff in administering a maintenance program that minimizes emergency repairs/overtime and work orders.
  • Develop and support property collections/evictions, marketing plans, and leasing direction to obtain 100% occupancy.
  • Handle all resident issues in a timely manner to ensure an exceptional customer experience.
  • Actively participate in pricing and owner calls and discussions to ensure the property is meeting or exceeding benchmark expectations.
  • Ensure the timely and accurate completion of various daily, weekly, and monthly reports.
  • Understand, support, and apply principles of Fair Housing and Landlord-Tenant Laws.
  • Provide support and mentorship to peers to assist in the success of the team, property, and region.
  • Represent the company in a professional manner at all times.
  • Conform to company apparel standards and policies and set a positive example for all Associates.
  • Perform all other duties as directed and assist the overall team effort in any way possible.
  • JOB REQUIREMENTS

    Education/Experience:

  • High school diploma or equivalent is required. A college degree in related coursework or equivalent years' experience is strongly preferred.
  • Experience: Minimum of four years' experience in residential property management with a one-year supervisory experience required.
  • Knowledge, Skills, and Abilities Required: Skilled in marketing and budgeting with sales or multi-family leasing and/or product sales.
  • Knowledge of in house unit turn, maintenance, grounds keeping, painting, and landscaping. Ability to work effectively with all levels of employees while inspiring respect and credibility.
  • Skilled in supervising and motivating others to ensure property goals and objectives are met.
  • Knowledge of Fair Housing and Landlord-Tenant Laws.
  • Excellent communication, organizational and leadership abilities.
  • Proficient and familiarity with on-site software systems. Onesite preferred.
  • Strong customer service, diplomacy, and crisis diffusion skills.
  • Ability to accurately perform multiple tasks in a complex and fast-paced operating environment.
