Job description

NAI Partners is seeking a competent and qualified Building Engineer who is responsible for working directly with the property management office while implementing and maintaining the energy management, preventive maintenance, quality standards, operating objectives, and property operational goals of our third-party clients.

Key Responsibilities:

  • Administer inventory control programs and systems to assure the availability of parts and supplies.
  • Administer all necessary services to maintain and enhance the value, operating efficiency, and the physical appearance of the property.
  • Provide Prompt and courteous response to tenant work order requests within the guidelines.
  • Maintain ethical, professional and courteous relations with Property Staff, vendors/contractors, peers, and tenants.
  • Assist to ensure compliance with all the company and regional policies, as well as City, State and Federal OSHA safety and environmental laws, codes, standards and regulations.
  • Perform all maintenance activities in a safe manner.
  • Respond appropriately to and assist emergency response personnel, at any time when on duty or on call.
  • Ensure compliance with the emergency procedures for each property in conjunction with local jurisdiction and property management guidelines.
  • Operate, and perform maintenance and repairs on all mechanical, electrical, plumbing and HVAC related equipment as outlined by the manufacturer's specifications including, but not limited to:

-Pumps (Annual Inspections, Greasing of bearings, alignments)
-Chillers (Annual inspection, Tube cleaning, Safety Controls "Check Only")
-Boilers (Annual inspections, Fan bearings, lubrication and cleaning, safety controls "check only")
-Air Handling Units (Replacing filters, cleaning coils, bearing lubrication, maintain equipment room conditions, controls operations inspection)
-Air Compressors (Filters cleaning, Oil Checking and changing, inspection of control and safety operations)

Monitor and adjust all mechanical/pneumatic equipment, control gauges, distributor panels, valves, thermostats, diffusers and other equipment necessary to provide a comfortable environment for the buildings.

Make adjustments and changes to HVAC and related equipment to maintain the established operating criteria within the guidelines set forth by the supervisor and/or manufacturer's specifications including, but not limited to:

  • Chillers, chilled water and reheat systems
  • Building Environmental controls
  • Thermostats, cold deck regulators, fresh air and exhaust system, duct dampers and splitters, damper motors, belt and pulley adjustments, start and stop HVAC machinery, Building automation control system

Perform repairs, preventative maintenance and replacement of building components including but not limited to:

  • Building Furnishings (Door handles, Hinges, and closer, curtain wall glass and gaskets, ceiling tile, cove base, mini-blinds, floor and wall coverings
  • Plumbing (Restroom fixtures, unstop drains)
  • Electrical (lights and lighting ballasts, wall receptacles, switches, circuit breakers, mechanical parts such as fuses and starters, magnetic starters, controls components, emergency generator, emergency power distribution)
  • A/C Controls (thermostats, cold deck sensors and/ or controllers

Take initiative on problems and special needs of the property or tenants.

Must be able to handle multiple projects.

Document and report activities utilizing IMPAK.

Maintain operation logs and files where appropriate, to include but not limited to:

  • Central Plant operations, Chemical consumption logs, other equipment or operation inspection logs specific for the assigned property.

Skills & Requirements:

  • Stationary Engineer License (City of Houston)
  • Fire warden training
  • Lockout/tagout control hazardous energy
  • Any Free Training Course provided by the vendors
  • Basic ability to interpret mechanical and electrical blueprints and/or schematics
  • SMT Certification thru BOMI preferred. (Boilers, Heating Systems and applied mathematics, Refrigeration Systems and Accessories Air Handling Water Treatment Plumbing system, Electrical systems and illumination, Energy management & Controls)
  • 10 Hrs of OSHA Training
  • CFC 608 Universal Certification
  • 16 Hrs of Asbestos Operations & Maintenance
  • High School Diploma or G.E.D.
  • Minimum 3-5 years of experience with comparable equipment and operations.
  • Intermediate Word, Excel, Outlook, and IMPAK proficiencies preferred.
  • Exemplary oral, written communication and customer service skills
  • Pass pre-employment background check
  • May be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments)
  • Requires on call duties

Essential Physical Ability Requirements:

  • Meet or exceed attendance levels and punctuality requirements as outlined by policy and the assigned property
  • Available to work during business hours (7:00am to 4:00pm); willing to work overtime as needed.
  • Climb up and down stairs and ladders
  • Access remote work areas and confined spaces (i.e. crawl spaces, roof)
  • Activities: sitting 20% Walking/standing 80%
  • Use full range of manual dexterity (i.e. sitting, squatting, bending, kneeling, walking, and lifting)
  • Visual/Auditory: Working in different environments (indoors/outdoors), detect emergency and equipment alarms, and recognize changes in central plant or building operating conditions.
  • Physical requirements to include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device.
