Job description

The Escrow Officer is responsible for effectively managing the real estate closing transaction for insuring title insurance. This position requires the Escrow Officer to exercise independent judgment and to possess the knowledge and experience necessary to efficiently handle the closing process.
Responsibilities
- Manage the entire real estate closing process, including compliance with real estate contracts, lender instructions, title insurance requirements, company requirements, and other written instructions
- Understand the escrow process to determine what steps need to be taken to transfer the title of property pursuant to the conditions called for in the real estate contract, lender instructions, and title insurance guidelines
- Collaborate with the title department to resolve title impediments such as legal descriptions, easements, lot splits, vesting, all tax liens, abstracts of judgments, bankruptcies, boundary disputes, encroachments, lis pendens, etc.
- Prepare all closing documents necessary to ensure title insurance is issued at closing
- Oversee the issuance of checks, bills and statements, receipts, and any other documents needed to ensure customer satisfaction in a timely manner
- Secure all title curative documents that may be required for the issuance of title insurance
- Conduct closing with customers, Realtors, lenders, and attorneys
- Assist customers and clients with closing related questions
- Prior to disbursement, confirm all funds are collected, all appropriate documents are accurate, signatures are collected, and acknowledgments and legal descriptions are correct
- Collect all taxes due, HOA dues, and any delinquencies and/or principal and interest
- Ensure all payoffs are collected, mailed, delivered, or wired according to instructions
- Verify t all disbursements are paid correctly and in a timely manner
- Prior to recording, verify all legal documents for correct acknowledgments, legal descriptions, and lien information
- When needed, delegate work to and manage work of escrow assistants Manage and develop client relationships to ensure future real estate closing transactions
- Market new business and make calls on current and prospective clients
- Correspond with lenders, builders, real estate agents, and attorneys as needed
Qualifications
- Bachelor's degree is a plus and/or Law Certification is a definite plus.
- 1-3+ years of real estate experience is ideal; however, we will consider candidates with a customer service background in a high-volume environment as well.
- Possess knowledge of legal documents with the ability to analyze and evaluate documents as it relates to closings is a must.
- Research experience in county recorder websites and other pertinent software solutions required.
- Software Experience in Ramquest and Resware is strongly desired. Candidates with software experience in Softpro, LandTech, or similar will be considered as well.
- Must have exceptional verbal and written communication, as well as organizational skills.
- Must have excellent problem-solving capability and analytical abilities.
- Must be a self-starter with the ability to work independently.
- Commercial and/or multi-state experience is a major plus!
