Santikos is looking for a Property Manager to help maintain our approximately 1,250,000 square foot owned real estate portfolio including shopping centers, industrial buildings, and nine theater assets. You'll represent the company in the areas of tenant relations and day-to-day property management operations including collaboration with our in-house facilities team members, and also collaborate with all other functions of the company including development, leasing, construction, facilities, operations, legal, and accounting.

What would I be doing in this position?

  • Serve as a primary interface for our tenants on a daily basis, having oversight of enforcement of lease obligations
  • Act as the primary contact for tenant issues and questions including timely resolution of tenant concerns
  • Coordinate tenant move-in (including hand delivery of tenant move-in packet) as well as move-out checklist
  • Enforce building and property rules, as needed
  • Issue relevant notices and letters to tenants including vacate and eviction notices
  • Collect rents, as necessary
  • Review tenant utility billing and other manual invoices monthly; prepare letter notices of annual operating reconciliation adjustments; tenant follow-up, as needed
  • Frequently inspect all properties to ensure the properties are in adequate repair (complete monthly inspection reports); identify special maintenance projects; interact with tenants to maintain satisfaction levels
  • Maintain quality control of daily cleaning, up-keep, and maintenance
  • Contract with vendors for all routine work using a bid process, while maintaining strong vendor relationships. Follow up during work process to ensure work is completed as specified; approve invoice for payment after final inspection
  • Support the Real Estate team through ongoing involvement in the operational budget and expense management process
  • Contract for non-permit/minor construction work
  • Tour contractors through spaces for the bidding process; open and lock spaces as requested by the management staff
  • Photograph tenant space construction in process for the company archives
  • Program card access cards, door entry systems, and maintain conference room schedules
  • All other related tasks as directed by the Senior Property Manager and other management personnel

What education or experience do I need to have to qualify?

  • High school diploma or equivalent required
  • Bachelor's degree in Real Estate, Business, Management or related field preferred
  • Experience of 3+ years in Commercial Property Management
  • A driver's license with clean driving record, with access to a personal vehicle

What skills, abilities, and knowledge do I need to be successful in this position?

  • Ability to work cohesively with all levels of management, staff, vendors and tenants
  • Effective organization and time management skills; ability to handle multiple projects simultaneously
  • Proficiency with Microsoft Office products
  • Excellent written and oral communication skills
  • Ability to take direction, ask appropriate questions and complete tasks independently
  • Working knowledge of general commercial construction and remodeling

Job Type: Full-time

Pay: From $61,300.00 per year
