The Land and Property Agent is responsible for maintaining accurate land records and performing a variety of land activities for Avangrid Renewables' Offshore Wind in development, construction, and commercial operations. The Property Agent is to Administer land management transactions related to real estate laws and contracts, technical support, ALTA surveys, aerial mapping, and title commitments and manage consultants with professional service agreements, award bids and monitor related expenses relative to wind development. The Property Agent is also expected to support wider business activities that may include, but not limited to, operation and maintenance facilities, port activities, office leasing. The Property Agent is to evaluate and monitor complex land lease agreements, evaluate contracts, resolve complaints, encroachments and damage claims and other property issues for Development, Construction and Operational wind projects.

Responsibilities

Responsible for the day to day management of land and real estate requirements necessary to support offshore wind development terrestrial transmission requirements. Provide technical writing in documentation and specifications with a working knowledge of federal, state and local permit requirements. Other responsibilities include commercial Real Estate principles regarding Real Estate law, contracts, Real Estate finance and Property Management. Coordinate marketing materials to consultants; provide needed materials for public hearings and local meetings. Manage consultants and relevant expenses. Core member of the development team to help secure permits with state and county agencies. Negotiate complaints, encroachments and damage claims. Manage title policies associated with easements to ensure clean title. Evaluate, negotiate and monitor complex land lease options for Avangrid Renewables.

Skills and Requirements

* Bachelor's degree in Finance, Business or related field or a combination of education and experience resulting in the ability to effectively evaluate, negotiate, and manage property issues.
* Minimum 5 years experience in land management, Real Estate, Notary Public and AutoCAD. Minimum 3 years experience in permitting, easements, and leases. Extensive knowledge of Real Estate markets, county recording processes and title reporting.
* Thorough understanding of legal descriptions, maps, plats and surveys. Demonstrate knowledge of commercial Real-Estate principles, federal, state, and other agency permit requirements.
* Project management skills to oversee all aspects of purchases, sales, or leases, to provide day to day management of various properties, and to manage all property related contracts.
* Advanced computer skills (Microsoft Office), including proficient use of Microsoft Project in tracking and organizing project work.
* Demonstrated communication and interpersonal skills including the ability to develop positive relationships with prospective buyers and sellers, and to positively resolve property related disputes, and to work effectively with team members.
