Job description

Overview:
The REGIONAL MANAGER is totally accountable for all property operations. The purpose of a REGIONAL MANAGER is to effectively manage and coordinate persons, activities and available resources in order to accomplish property objectives as set forth by the VP of Property Management, the Partners of Gates Hudson and the Property Owner. These objectives will include maximizing occupancy levels and property values.

Responsibilities:

Establish written goals and objectives for employees directly reporting to you.

Conduct periodic formal and informal performance evaluations.

Assure properties are staffed with competent people whose authority and responsibility is clearly understood.

Develop staffing recommendations to the AVP

Represent Gates Hudson to tenants, government, contractors, suppliers, etc.

Collaborate with the Marketing Department on leasing, advertising, and marketing plans for the property.

Maintain rents above the competition in the market place.

Ensure resident selection criteria are being adhered to at property level.

Assist Property Manager in maintaining quality tenant profile.

Reply to tenant correspondence, insurance company recommendations, etc.

Ensure exceptional curb appeal.

Perform weekly inspections of buildings, grounds, and now units with on-site Property Manager

Provide written progress reports, as requested by AVP.

Complete responsibility for all management services to assigned properties per manuals.

Prepare and submit for approval annual budget and capitals list.

Implement approved annual budget and capitals list.

Routine, local travel may be required to conduct market research, make site visits, attend training classes, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.

Other duties as assigned.

Qualifications:
College Degree required.

Class A experience recommended

Certified Public Manager recommended.

Ability to work independently and also as a productive member of a team.

Ability to organize and coordinate work efficiently, set priorities, and motivate others to do the same.

Ability to work in a fast paced environment and deal effectively with multiple, simultaneous deadlines and projects.

Must have excellent written and verbal communications skills.
