Local Candidates Only: Currently working from office Tuesday- Thursday. Remote - Monday and Friday.

Job Summary
-This role is responsible for the acquisition of Electric Transmission Rights-Of-Way (including rights for access, fiber, guy-wires, danger tree removal), fee purchases for new or expanded substation sites, and land leases for construction storage yards.
-Collaborates with Project Managers, Legal, title companies, appraisers, surveyors,
permitting team, and environmental vendors regarding the acquisition of property.
-Provides real estate cost estimates for transmission line rebuilds and substation projects.
-Examines land titles to property and other court records to determine ownership interests. -Clears title to properties for Right-Of-Way and obtains deeds of release and certificates of satisfaction from lending institutions.
-Reviews appraisals, calculates land values, and determines residual damages caused by Transmission Rights-Of-Way.
-Oversees vendor workload and processes
invoices.
-Makes fair offers with supporting facts and processes payments to property owners.
-Examines deeds, plats, and other land records from county or city Clerk's offices.
-Assists independent real estate appraisers in
preparing testimony for condemnation cases.
-Testify in eminent domain court cases to explain company rights and
determine just compensation for landowners. -Handles landowner complaints and settles crop damage disputes.
-Responds to questions and concerns from landowners. Travels to site visits and public meetings as needed.
Required Knowledge, Skills, Abilities &
Experience Needed:
- 6 years directly related experience in title work and courthouse research. Note: a partial year of related work experience of 6 months or greater will be considered one year towards the qualifications.
- Basic knowledge and application of real estate, business, law, surveying, engineering, and drafting/interpreting contracts (deeds, easements, licenses, and leases).
-Skills: verbal and written communication, interpersonal, negotiating, research, personal computer, and
applications.
-Abilities: organization, attention to detail, ability to manage others, evaluate real estate, and prioritize a busy workload.
-Paralegal certificate or similar legal training is helpful but not required.
-Military service members and veterans with ranks from E3-E5, W1-W2, or O1-O-3, plus appropriate equivalent combination of education and years of experience as outlined above.
