Development Director
Anchor Health Properties, a national full-service real estate development, management, and investment company, is seeking a Development Director to join their team. The Development Director will be part of a team that supports the Asset Management, Property Management, Development and Acquisition services of Anchor Health Properties and its affiliated entities and clientele.

The Development Director is responsible for the day-to-day management of the comprehensive development process required to design and construct new ground-up medical real estate projects and is a main point of contact for our clients during the development process. The activities include assembling and managing a project team that includes architects, construction managers, engineers, attorneys, and other specialists during the entire process from project feasibility study to certificate of occupancy and move-in. Creating, maintaining, and managing project budgets and schedules - and ensuring the project is managed in accordance with them - are a key element of the position.
Job Responsibilities include (but are not limited to):
- Assemble and manage complete Project development teams including leading RFP processes to secure primary Project team vendors.
- Conduct Project feasibility studies, including property due diligence, conceptual budgeting and scheduling, financial analysis, and preparation of deliverable packages.
- Prepare and manage Project budgets and schedules keeping all internal and external stakeholders apprised of status.
- Coordinate the design and development of new real estate Projects to facilitate post move-in transition to Property Management.
- Apply proper judgment with issues / problems discovered during a project and formulate sound plans to mitigate problems and risk.
- Manage the document execution phase of a Project including review and negotiation of required documents including but not limited to Development Agreements, Space Leases, Ground Leases, AIA Agreements and other vendor agreements as required.
- Assist in securing project financing including correspondence with and between several different departments (legal, development, property management, and investments) to coordinate closing, and assist with investor and lender negotiations.
- Provide Owner's level construction management oversight.
- Simultaneously manage multiple Projects.
- Provide expert advice and guidance regarding real estate development to clients.
- Provide intra-company advice, guidance, and assistance as needed to foster a collaborative work environment.
- Attend and participate in industry networking and educational activities.
- Participate in identifying and securing new business opportunities.
- Assist with Company evaluations and responses to RFPs for new development pursuits.
- Assist in developing CapEx budgets for the company's owned assets.
- Coordinate design and construction activities with Anchor Health Properties Property and Asset Managers.
- Some travel should be expected with this role.
Required Knowledge, Skills and Abilities:
- Must possess meticulous attention to detail, strong organizational skills, an energetic work-ethic, and the ability to accurately manage multiple tasks simultaneously.
- Must identify as a "teachable" employee and have a "can-do" attitude, professional correspondence etiquette, strong interpersonal skills and take "ownership"/pride in work deliverables.
- Must be able to work in an extremely fast-paced environment while managing conflicting priorities and be able to self-manage and complete tasks with a certain degree of autonomy.
- Must have demonstrated previous success in project management involving multiple parties and stakeholders in a construction or real estate environment.
- Must possess strong customer service skills.
- Must have extremely strong skills in Microsoft Excel and Project Scheduling Software.
- Must have a working knowledge/understanding of pro-formas and financial modeling.
- Must be able to travel to project sites which may be out-of-state.
Education and Experience:
- Bachelor's Degree in Business or Management required.
- Considerable experience (5+ years) overseeing development projects.
- Experience with development of outpatient healthcare preferred.
