Job description

Overview:

The Facilities Maintenance Technician II, under the supervision of the Facilities Maintenance Manager or designee, will recognize, diagnose and resolve transit building related systems and equipment malfunctions, perform preventive maintenance and repair either in the field or at the Operation bases, while safely performing skilled and unskilled labor in a variety of disciplines.

The position works independently, with peers and other professions to accomplish a variety of projects, tasks and assignments associated with moderate to difficult facility maintenance and repairs. Including but not limited to proactive and preventative maintenance on commercial transit building related systems and equipment such as HVAC systems electrical circuits, emergency generators with ATS systems, compressed air, fire protection, fueling systems, park and ride facilities and properties, bus wash systems and remodeling.

When needed, the Facilities Maintenance Technician II, will provide guidance and support to other team members.

Essential Duties:
1. Works safely and independently to perform a wide variety of skilled and unskilled duties related to troubleshooting, repair, maintenance of commercial transit buildings, park and rides, bus stops and related equipment in all areas of the divisions responsibilities. Including:

Carpentry (remodel & miscellaneous construction)

Welding (GIG, MIG, gas and/or arc), metal fabrication and repair

Concrete work (general)

Roofing - minor repair and maintenance

Grounds maintenance

Furniture and equipment moving

HVAC systems and related electrical controls

Electrical distribution (shall work on voltages up to 480 volts, 3 phase)

Motors and related electrical controls

Low voltage electrical system troubleshooting and installation

Compressed air systems

Plumbing and piping systems installation/repair

Painting; latex, oil base and two part industrial products

Equipment operation and servicing

Locksmith work (general)

2. Maintains an elevated level of professional communications, appearance, conduct, and customer service with other department staff, external customers, vendors and subcontractors. Collaborates with co-workers, managers and other departments to solve work-related problems cooperatively and professionally. Follows division Manager or designee's directives, as well as procedures and policies.

3. Efficiently prioritizes work tasks and assignments.

4. Maintains the preventive maintenance schedules as recommended by department procedures and/or equipment manufacturers specifications.

5. Prepares and maintains written and electronic documentation efficiently and effectively, including proficiency in computer programs such as Microsoft Office software and CMMS system).

6. Provides guidance and training for other Facilities Maintenance employees when necessary.

7. Performs other maintenance duties as assigned by the Facilities Manger or designee.

Requirements:
Minimum Qualifications:

Five (5) years of facilities and/or commercial building maintenance experience.

Journey level skills and/or certifications in facilities related maintenance and repair.

Must possess a valid Washington State driver's license at the time of hire with an excellent driving record (5 year abstract required).

Minimum Required Specialized Qualifications: Must have completed formal training and/or certification in one of the following and have knowledge and experience in at least two of the others. Must be willing and able to maintain the certification.

HVAC - Education and experience must include building and maintaining commercial heating and cooling systems, controls and metering devices, refrigerant recovery and recharge, cooling water treatment, energy management theory, and indoor air quality. Must be able to recognize, diagnose and troubleshoot system failures and alarms. The ability to use a graphic user interface in computer to controller applications is preferred. Must have up to date knowledge and understanding of UMC.

Electrical distribution systems - Experience is required in single and three phase commercial and industrial environment. Education and experience must include building and maintaining commercial electrical distribution systems, sizing of conductors and enclosures, grounding, transformers, breaker & instrument panels, disconnects and switchgear, lighting systems, workstation power, motors and starters, cable trays and conduit installations. Must have up to date knowledge and understanding of NEC and ability to troubleshoot.

Low voltage electrical/electro-mechanical controls - Education and experience must include building and maintaining commercial fire detection/alarm, and security, automated HVAC and lighting controls, intercom, door and gate relay controls, telemetry equipment, video monitoring systems, and various sensors and detection devices. Must have the ability to troubleshoot and use a graphic user interface in computer to controller applications.

Additional Preferred Specialized Qualifications

In addition to the Specialized Qualifications listed above, experience in at least two of the following other specific trade skills is preferred. Note: the experience in the specialized functional areas may be gained concurrently.

Plumbing - Education and experience must include building and maintaining water supply, piping, faucets, valves, back flow prevention, water heaters, waste and sewer systems, drains, pipe hangers and supports, traps, interceptors, cutting, threading and joining all types of pipe & lubing common in commercial buildings including compressed air and fluid delivery and dispensing equipment. Must be able to troubleshoot and have current knowledge and understanding of UPC.

Construction (Carpentry) - Education and experience must be in construction and repair of commercial and industrial facilities including wood and metal framing, wall, floor, ceiling and roofing systems, stair construction, concrete forming, foundations, reinforcing, flat work, dry walling, fastening techniques, finish carpentry, door and door hardware installation. Must have a working understanding of UBC.

Welding - Education and experience must include welding symbols & terms, joint design, gas and arc welding, selection of electrodes, ability to work with iron, various grades of steel, copper, silver and ability to run straight bead to create various joints. Ability to field measure and fabricate. Ability to maintain all related equipment. Ability to solder and braze.

Sheet metal fabrication - Education and experience must include sheet metal fasteners, hangers, supports, layout & fabrication, bend allowances, radial line development, triangulation, field measurement, cutting and fitting and fabrication standards. Ability to layout and fabricate hoods, ductwork, gutters and flashing. Knowledge of SMACNA standards for duct construction.

Painting - Education and experience must include scaffolding and fall restraint, surface/substrate identification and preparation, sealants and repairs, paint chemical selection, cleaning and stripping methods, finishing compounds, and their application, roof coatings, floor coatings and waterproofing. Ability to use brush and roller techniques with professional results.

Work order processing systems - Previous experience using an on-line work order processing/tracking system.

Entry Requirements for Knowledge and Skills:

Qualification to enter this position requires knowledge of the following:

Tools and equipment of the facilities repair and maintenance trade.

Safe work practices - and personal protective equipment (PPE) related to the maintenance, construction and repair of facilities.

Commercial maintenance techniques and practices.

Computer programs in the Windows environment.

Working knowledge to interpret and comprehend commercial building drawings and specifications, mechanical, HVAC, pneumatic, hydraulic and electrical schematics, technical manuals and wiring diagrams.

Qualification to enter this position requires skill in:

Diagnosing, troubleshooting, repairing and replacing complete or integral parts of industrial equipment.

Using and caring for all types of hand tools and equipment.

Basic skill in computers - A working knowledge of Windows environment applications, sufficient to be self-supporting in routine correspondence, managing effectively using e-mail, maintaining MS Outlook calendar and data entry accuracy to enter information in CMMS system. Safely operate related hand and power tools and equipment associated with maintenance, construction and repair.

Safely drive Community Transit Facilities Maintenance vehicles and maintain excellent driving record.

Communicate effectively, both orally and in writing, with customers, employees and contractors. Ability to listen to and understand information and ideas presented through spoken words and sentences. Ability to communicate information and ideas in speaking, so others will understand.

Multi-task while working and prioritizing daily activities.

Work cooperatively with all levels of the organization.
