Chief Estimator - Seattle

Lewis is seeking a Chief Estimator for our Seattle office.
Candidates must have the following minimum qualifications:

  • Proven hands on estimating, bid preparation experience
  • Working knowledge of Timberline/Bluebeam estimating software
  • Thorough understanding of how BIM integrates into the estimating process, preferably with a working knowledge of Revit or similar modeling tools
  • Familiarity with all major elements of commercial building construction and a working knowledge of high-level pricing metrics for major systems, in particular structure, MEP and exterior closure elements.
  • Ability to independently produce conceptual estimates
  • Operate effectively in an environment that requires frequent switching between managing and doing

Duties and responsibilities:
1. Provide estimate leadership/development for all new assigned projects pursuits. Includes preparation of conceptual (based on minimal information), schematic, DD and GMP level estimates.
2. Provide leadership/resources/support of project estimate development/updates. Resources may include assigned members of the project team capable of performing QC on all estimates for consistent delivery
3. Mentor and review direct reports.
4. Ensure best use of manpower resources while supporting SPD and Construction Division estimating needs.
5. Utilize BIM as an estimate development tool, when appropriate.
6. Set the standards for Estimating and document the processes for:

  • Quantity Survey
  • Company Standard Estimating formats
  • Company Standard Budgeting formats
  • Historical Data
  • Bidding Standards

7. Manage training of estimating processes to various personnel within the Operations group.
8. Lead and/or assist lump sum bid efforts for the Seattle operation. Includes coordination of bid day assignments.
9. Lead and/or perform all QTO for self-performed work and other disciplines as required.
10. Manage and keep updated corporate database of high-level pricing metrics (e.g. foundation systems, exterior elements, MEP, etc.) to be used for quickly assessment of competitiveness/thoroughness of negotiated sub bids.
11. Establish and maintain relationships with key subcontractors and suppliers.
12. Follow ongoing projects to understand and analyze the labor productivity and to become familiar with any pricing issues that could be resolved by doing something different during estimate development the next time.
13. Review Lewis labor and job cost reports to develop and maintain historical data on general conditions and Lewis labor productivities.
14. Review survey assignments with the Director of Preconstruction and Project Lead.
15. Perform bid day assignments, which may include taking of phone bids, reviewing bids received by fax, and further scoping if required, tabulating bids on recaps if assigned.
16. Manage training of estimating processes to various personnel within the Operations group.
17. Assign, lead and/or assist lump sum bid efforts for the Seattle operation. Includes coordination of bid day assignments.
18. Assign, lead and/or perform all QTO for self-performed work and other disciplines as required.
19. Manage and keep current pricing metrics (e.g. foundation systems, exterior elements, MEP, etc.) to be used for quickly assessment of competitiveness/thoroughness of negotiated sub bids.
20. Maintain/publish internal data on market pricing trends and labor escalation.
21. Establish and maintain relationships with key subcontractors and suppliers.
22. Follow ongoing projects to understand and analyze the labor productivity and to become familiar with any pricing issues that could be resolved by doing something different during estimate development the next time.
23. Review Lewis labor and job cost reports to develop and maintain historical data on general conditions and Lewis labor productivities.
24. Other duties as assigned.
