Job Details
- 3-5 years retail experience - we have not had great success with processors trying to move from wholesale. My experience is that they are not used to or able to deal directly with borrowers and loan officers and we expect our sr. processors to be able to do both.
- Experience working in a processing-first workflow (some retail shops do UW first and those processors generally do not have the pre-UW skills that we are looking for like income calc, reading AUS findings, etc)
- Great written and verbal communication skills - must be able to have professional phone interactions with borrowers and can write a professional email. Must understand the importance of being responsive to clients and colleagues
- Can adhere to a service level agreement - we have turn time expectations for processors for initial submission and CTC
- Quality of work - we expect a 2 touch in UW (initial submit & CTC)
- Production - can close 20-25 files per month (carrying an active pipeline of 35-40 loans at any given time)
- Willing to work from one of our 3 Atlanta area production offices - Atlantic Station, Alpharetta or Johns Creek
- Experience working with a paperless, web-based LOS (Mortgage Cadence a plus) and generally strong computer skills
- Experience with a majority of the following loan products conventional, FHA, VA, USDA, construction, Homestyle renovation, portfolio, HELOC, second mortgages
- Ability to calculate all types of income including base, OT/bonus/commission, self-employed, retirement, rental etc
- Knowledge of TRID compliance requirements and waiting periods (understands when a COC/redisclosure is needed)
- Can take charge of a file - we expect our processors to be the "captain of the ship" once the file hits operations. It is their responsibility to ensure that all the moving parts that need to come together do so in plenty of time before closing. This takes attention to detail, the ability to multi-task, and firm organizational tools & practices.
- Can run & read AUS findings (DU, LPA, GUS)
- Can read and analyze a credit report (tradelines, pay history, public records, fraud, OFAC, etc)
- Can calculate income
- Can analyze bank statements (large deposits, undisclosed recurring debt, NSFs/Overdrafts, transfers between accounts, liquid vs non-liquid, reserves vs cash to close, etc)
- Can analyze collateral docs (owner of record, subject property address validation, PUD vs. condo, insurance coverage requirements, flood certs/flood ins, subject-to appraisals, purchase contracts & exhibits/amendments, etc)
- Understands required program disclosures/redisclosures
- Understands PMI & gov't MI
