Job description
Ironwood Commercial Real Estate is seeking a Portfolio Property Manager to oversee its a portfolio of 25 (and growing) commercial buildings across retail, industrial and office asset classes located throughout the Puget Sound (between Everett and Federal Way).
This role will manage our Facilities Manager and Property Administrator, and roles in the future to be determined as we grow. You will be a member of a collaborative team and expected to bring your own fresh ideas to the table for the furtherance of IWCRE's vision. As our Portfolio Property Manager, you will espouse the attributes of a leader, not just a manager.

Primary Roles
- Leadership, Management and Accountability (LMA)
- Owner relations for non-investment properties
- Legal and compliance
- Develop and implement Property Standards and Metrics
- Property budgets, NNN reconciliations and lease renewals
What's a Typical Day?
- You're on-site getting security cameras installed at a retail center in Kent, WA OR
- You are implementing a new process for capturing lease renewals in Appfolio Property Manager, OR
- You are coordinating with your team on a response to a floor situation at a property, OR
- Setting your goals and tasks each day related to what's most important to move IWCRE's vision forward
You Will
- Direct, coordinate and exercise operational responsibility for property management of IWCRE's portfolio
- Provide overall property management leadership through the development and interpretation of policies and programs, coordination of information flow and property management strategy, as directed by the Investment Manager
- Provide direction and leadership to the property administrators, promoting reasonable career paths associated with property management professionals
- Proactively manage and track budgets, variance, and ensure smooth recovery process
- Provide insight and detail to the Investor Advocate for regular client reporting
- Inspect properties regularly to ensure compliance (code, lease building rules, IWCRE spec, etc.)

- Highly accurate and detail-oriented

- Having strong knowledge of property management and able to use this knowledge to improve responses to all aspects of business

- An expert in Excel

Your Background Includes
- WA State Real Estate License
- Property Management professional certification i.e., RPA, CPM
- 5+ years managing commercial real estate including retail, office and/or industrial properties
- 3+ years leading and managing a team of two or more
- 2+ years in an executive-level or similar decision-making role
- Experience with the leasing process, lease renewals, and negotiating with existing tenants
- Managing outside brokers to lease vacancies, reporting on leasing activity to Landlords/Owners
- Experience bidding and managing tenant improvements, capital projects and routine building maintenance projects
- Producing updates on capital expenditures and projects on a monthly or quarterly basis
Not Required, but Helpful
- Knowledge and experience of Appfolio Property Manager software
- Knowledge and experience in AvidX for accounts payable
- Use of Quip for online collaboration and project management
