Job Description:

Sr. Asset Manager collaborates closely with senior deal team members during the closing of Equity Investments and maintains a continuing role in the Asset Management and operational performance reviews of active Investments. Responsible for the oversight and management of a Direct LIHTC Portfolio of up to approximately 60 Assets. Key job functions include analyzing and negotiating all Capital Transactions such as Refinancing and Year 15 Dispositions; analyze, negotiate and work with Counsel on Partnership Amendments; work with General Partners/Consultants on any Compliance issues and maintains a strong working relationship with the General Partner

Functional Role Description:

  • Actively manage existing Portfolios through the following:

  • Review of Construction Inspection Reports

  • Review of Rent Rolls

  • Reprojection of Tax Credits

  • Operational Performance

  • Review of Amendment Requests

  • Preparation of Annual Reviews and Annual Review Addendums

  • Preparation of Stay/Leave Analysis for Disposition

  • Review and analyze Quarterly Financials, Tax Returns and Audits, per policy and procedures

  • Makes recommendations on the need for updated Benefit Schedules

  • Prepare and present Watch List Reports

  • Works with WCAAs to maintain accurate data in CARMA and EDR

Role Qualifications:

  • BA/BS

  • 5+ years Asset Management Experience

  • 5+ Years in LIHTC Industry

  • Strong Understanding of Real Estate Spreadsheets and Income Statements

  • Strong understanding of Capital Accounts

  • Strong understanding of LIHTC Benefit Schedules

  • Ability to identify and find resolution to Compliance issues

  • Completion of 1 LIHTC Compliance course

  • Experience in negotiating Year 15 Dispositions or Early Exits

  • Experience with Workouts
