We are currently assisting our client, a high net-worth family office, with a search for a Senior Manager, Real Estate Projects.

JOB SUMMARY

Job Title: Senior Manager, Real Estate Projects

Summary: This position is responsible for assisting the Director of Real Estate Projects with the strategic management of all aspects of the real estate department including large and small cap project management; project analysis and assignment; asset management; financial and scheduling responsibility; architect, designer, special consultant, and contractor selection; and quality control.

  • Provide the necessary leadership and direction to ensure that all real estate project goals are achieved, with emphasis on managing to scope, working within financial parameters, and delivering on agreed upon timelines.
  • Define project requirements, determining best resource allocation, effective communication to principals, managing staff and project schedules, ensuring that the principal's needs and requirements are delivered through effective use of personnel, materials, contractors, sub-contractors, and equipment, managing client relationships and delivering safety and quality control to our job sites within a predetermined time frame and cost factor.
  • Assist the Director of Real Estate Projects in providing strategic direction and supervision to project management staff.
  • Works closely with the key department managers and directors and also external business contacts that may include government agencies, vendors, and legal staff.
  • Plan, budget, and schedule building modifications including cost estimates, bid sheets, layouts, and contracts for construction and acquisitions.
  • Partner with Procurement Dept. on periodic audits of construction projects.
  • Formulate and coordinate program specifications, requirements for proposals and contracts, and associated documents.
  • Act as liaison to public utility, environmental, municipality, and energy agencies.
  • Inspect construction and installation progress to ensure conformance to established specifications.
  • Review real estate contracts for compliance with government specifications and suitability for occupancy.
  • Meet with principal when requested to communicate scope, schedule and budgets of building modification projects.
  • Solicits and applies customer feedback (internal and external); Fosters quality focus in others; Improves processes, products and services; Continually works to improve supervisory skills.
  • Manages in-house Project Management staff, Technology Program Manager and outside Project Management resources. Responsible for the overall direction, coordination, and evaluation of this unit.
  • Partner with Sr. Remote Estate Manager to ensure that annual projects are discussed, set up and managed to maintain highest level of quality at all Remote Estates.

Supervisory Responsibilities:

  • May oversee daily work activities of employees, contract staff and/or vendors but does not directly manage employees. May make recommendation on employment actions such as hiring, and termination. May also oversee the work of contract staff and/or vendors.

Budget Responsibilities:

  • Assists in the development and management of budgets for Individual Capital Real Estate projects and ensures spend is according to policy. Submits variance requests, if needed.

Education and Experience:

Education:

  • 4-year degree in Engineering, Architectural or Construction Management

Experience:

  • 7+ years of experience in architecture and construction
  • 7+ years of experience in project management
  • Experience in a setting where confidentiality and customer privacy are critical
  • Architectural design experience
  • Experience managing a large-scale construction project
  • Experience scoping a new project and deciding upon an architect, interior decorator and landscape architect that matches principals' style and interests
  • Experience selecting and managing a team of people such as construction manager, architects, interior decorator, landscape architect, pool designer, lighting designer, mechanical/structural engineers, technology personnel and property manger
  • Track record of delivering construction projects via multiple teams, on time and on budget.
  • Experience setting a budget and managing a project to its budget; ability to manage budgets of up to $50M
  • Bidding experience including solicitation and analysis of subcontractor proposals

Skills and Abilities:

  • Must be able to work collegially and collaboratively.
  • Strong leadership skills and ability to effectively train and mentor others
  • Demonstrated ability to interact with vendors and suppliers in a consistent and professional manner
  • Understanding of unique security requirements and ability to balance those into a construction project
  • Understanding of technology and technology trends, and how to integrate it into a construction project
  • Ability to work well with county administrators, city councils, planning commissions, country club boards
  • Ability to work well with lawyers and legal staff
  • Good analysis skills
  • Proven ability to present executive-level summary information
  • Ability to manage 10 or more active projects simultaneously, while overseeing the project management team on multiple other projects.
  • Good estimating skills including estimating from preliminary plans
  • Construction and Design Contract Review and Negotiations
  • Construction Document Production and Distribution, (Hard and Soft copy)
  • Highly proficient computer skills including Microsoft Office, Microsoft Project, Microsoft Access.

Working Conditions:

  • Work is done in a typical open office environment. This role routinely uses standard office equipment.
  • While performing the duties of this job, the employee is occasionally exposed to outdoor weather conditions, wet or humid conditions (non-weather), work near moving mechanical parts, and risk of electrical shock.
  • The noise level in the work environment is usually moderate.

Physical Demands:

  • Medium work. Exerting up to 50 pounds of force occasionally, and/or up to 30 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
  • Frequently required to stand; walk; sit; talk; hear; use hands/manual dexterity, and fingers to handle or touch/sense, and reach and stretch with hands and arms.
  • Specific vision abilities required by this job include close vision, distance vision, night vision, color vision, peripheral vision, depth perception and ability to adjust focus.
  • May be required to climb or balance, crouch, squat, kneel, stoop or crawl.

Travel Requirements:

  • Domestic and International travel may be required.
  • Must have the ability to obtain and maintain international travel documents such as a US passport or other equivalent documents.

Expected Hours of Work:

  • This position requires the availability to work evenings, weekends and holidays.
