Overview:
The Senior Regional Property Manager administers and maintains all phases of property operations under the direction of the Regional Vice President and is responsible for all financial aspects of one or more regional portfolio of properties in accordance with Holland Partner Groups Core Values.
Responsibilities:- Oversee and support the Point of Sales process to ensure compliance with the program including associate sales certifications and daily huddles.
- Provide strong day-to-day leadership presence bridging regional operations within the on-site teams.
- Advance the culture of operational excellence, including compliance with Hollands internal processes and controls. Monitor property performance including income and expenses.
- Research, prepare and deliver presentations to clients, senior leadership and executives.
- Support the in the identification and acquisition of new business and participate pitches.
- Support the Regional Vice President in regional forecasting and goal setting.
- Ensure that the appearance of each community meets or exceeds the highest standards based on each assets asset class, location and comparable properties.
- Mentor, coach, supervise and develop onsite team members.
- Provide a consistent message to our partners in coordination with senior leadership and ensure pertinent information from partners is shared with internal stake holders timely.
- Oversee capital improvement projects.
- Review preparation process of annual budgets prior to delivery to ownership.
- Prepare and review monthly and quarterly variance and forecast reports for asset management.
- Maintain awareness of compliance status with internal departments.
- Monitor customer service and resident satisfaction.
- Direct new construction lease-up activities.
- Engage in recruiting activities to include sourcing, networking and selection of onsite team members.
- Conform to company apparel standards and set a positive example for all Associates.
- Ensures compliance with Holland Partner Groups policies and procedures.
- Represent Holland Partner Group in a positive and professional manner at all times .
- Perform all other duties as directed and assist the overall team effort in any way possible.
Education : High School Diploma or equivalent is required. Bachelors Degree preferred.
Experience : Minimum of seven years multi-site, multi-market experience within the housing industry. Supervisory experience in District/Regional Property Manager role for minimum of three years. Asset management exposure, client relationship, experience with fee-based and third-party properties, and capital management experience strongly preferred. Multiple real estate management product line experience (commercial, lease-up, renovation, senior housing, affordable housing, etc.) preferred.
Knowledge, Skills and Abilities Required:
- Ability to analyze and interpret statistical and financial data and make recommendations. Analytical ability necessary to handle moderately complex administrative details.
- Strong supervisory and leadership skills.
- Ability to maintain high level of confidentiality.
- Strong communication and presentation skills.
- Demonstrated skill of time management and priority focus.
- Proficient in Microsoft Office suite and a familiarity with on-site software systems. Yardi preferred.
- Ability to work effectively with all levels of employees while inspiring respect and credibility.
- Ensure adherence to Fair Housing practices, and Landlord Tennant laws
- Maintain current knowledge of local ordinances and governmental affairs for assigned region.
- Ability to be creative and proactive in identifying and recommending changes that will improve efficiency and accuracy.

Attendance : This full-time position is exempt and requires the ability to be present and available during business hours to meet company and department needs. Additional hours or flexible schedule may be required.

- Flexibility in days and hours worked.
- Hearing and visual ability to observe and detect signs of emergency situations.
- Fluency in English both verbally and non-verbally.
