SUMMARY

The Leasing Specialist will be responsible for leasing a new construction apartment building. The Leasing Specialist is responsible for adhering to the Align Residential standards and may be directly responsible for the Management of one or more projects.

This is a full-time, exempt position located in Seattle, Washington

ESSENTIAL DUTIES AND RESPONSIBILITIES

Oversees the daily lease-up responsibilities of the Property in accordance with company policies and standards.
Serves as the Property's figurehead and creates a personal and inviting environment for all prospects and residents, including performing and/or overseeing leasing efforts that include:
Showing property, qualifying and closing prospective residents.
Conduct market analysis and prepare market surveys.
Maintains Availability List and Status Report, determines the termination date of lease rentals.
Monitor occupancy and availability of units.
Assists in the off-site marketing program.
Makes sure that follow-up telephone calls are made to all qualified unclosed traffic within 24 hours.
Manages "Move In" program and ensures smooth execution.
Keeping up-to-date resident database.
Verifying applicants and notifying applicants of approval or denial.
Review all signage and make sure it is in market ready condition, properly lighted and visible to street traffic.
Builds company image by establishing and cultivating relationships with influential companies and figures throughout the area.
Promotes brand awareness through attending networking events and relevant industry events.
Effectively motivates and increases effectiveness of all staff members on a daily basis to promote a positive and exciting work environment.
Creates and maintains positive relationships with residents and maintains Company customer service standards by responding clearly and in a timely manner to all resident questions, concerns and requests.
Maintains compliance with Fair Housing requirements and all applicable laws, codes and ordinances.
Inspects Property on a regular basis to ensure optimal conditions and reports any repair or replacement needs to Construction Manager or Maintenance Supervisor. Works with Maintenance Department to assure that the property is well maintained at all times.
Coordinates with staff to maintain current leases and ensure collection, posting and depositing of rental payments and impounds as due. Ultimately responsible for accurate and timely reporting.
Performs due diligence duties such as lease audits, property inventory and service contract reviews.
Conducts home inspections in coordination with Maintenance Supervisor with all new Residents or Home Owners.
Prepares leasing activity reports and market survey reports on a regular basis for submission to corporate and ownership groups.
Assists Marketing Department in organizing and creating resident functions and newsletters.
Performs other related duties and assignments as required

QUALIFICATIONS

Success in lease-up environment
Ability to train sales/leasing associates and ability to sell/lease
Solid analytical, organizational skills and ability to multi-task.
Highly-developed verbal and written communication skills.
Ability to work independently and as part of a team.
Proactive thinking with detail-oriented and creative problem-solving approach.

Ability to make decisions and initiate action within established guidelines.
Ability to act decisively in an aggressive environment.
Must work well under pressure and handle stressful situations in a professional manner.

EDUCATION and/or EXPERIENCE

Five years experience in a leasing or sales role preferred.
BA/BS degree in Marketing, Real Estate or related field.
Experience in property management with a focus on leasing and/or sales.

Hospitality experience a plus.
Proficiency with preparing written reporting for discerning audience
Computer skills including: MS Office Products (Outlook, Excel, Word) and Yardi/CRM.

LANGUAGE SKILLS

Ability to comprehend the most complex instructions, correspondence, and reports. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization. Ability to make effective and persuasive speeches and presentations on controversial or complex topics to top management or public groups.

REASONING ABILITY

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
