Where you'll fit in & what our team goals are....
In this role you will be part of the Property Oversight Management team of 4 qualified Chartered Surveyors who manage the commercial property portfolio using 3 firms of commercial managing agents (Workman, Savills and Colliers International).
Responsibilities
How you'll spend your time....
The team and this role supervise work in the following areas:
Debt collection - rent, service charge and insurance.
Annual review and approval of service charge budgets and reconciliations within agreed timetables including adjustments to apportionment weightings where applicable.
Overseeing the management of commercial, industrial and retail properties throughout the UK.
Ensuring efficient and timely processing of tenant applications - assignments, subletting and alterations - by the external agents prior to approving them
Ensuring the efficient processing of dilapidations.
Rating: the coordination of the non-domestic rating process to ensure the appeals process is dealt with efficiently, and rates mitigation schemes considered where appropriate.
Overseeing minor building works together with service charge works and liaising with Asset Managers on redevelopment proposals.
Other property issues, e.g. approval of invoices, dealing with residential properties, directorships of service charge management companies, working with Fund Managers, Asset Managers and External Manging Agents to achieve the Funds' E.S.G. aims.
Required Qualifications
To be successful in this role you will have....
The Property Oversight Manager requires the capabilities to be responsible for:
Supervision, performance management and objective setting for the managing agents in line with Fund Manager and Asset Manager strategy.
Ensuring that managing agents perform in accordance with the Property Management Agreements (PMAs) and exceed the benchmarks as set out in the PMAs.
Close liaison with Fund Manager / Investment Managers /Asset Managers together with other third parties to ensure the Fund's strategy is carried out smoothly.
Working with Managing Agents to refine / develop /create management processes and procedures and add value.
Understanding both current and developing, legislation and regulations as it affects both landlord and tenant matters and investment procedures.
