Job description

Real Estate Strategy & Portfolio Management

  • Develop and manage corporate real estate portfolio strategy in coordination with the Director
  • of Real Estate and Real Estate Asset Manager in order to protect and enhance restaurant portfolio profitability. Maintain strong market knowledge for WKS Brands and an understanding of trade area

opportunities, competition, and other factors that contribute to knowledgeable real estate decisions.

  • Assist in the preparation of the professional presentation of market strategies and site
  • development potential for WKS Real Estate Committee. Implement the developed strategies for portfolio decisions, including negotiating lease renewals with landlords, identifying and securing improved sites for relocation opportunities, and implementing exit strategies via lease, sublease, or sale. Site Selection and Development

Identify and acquire real estate for freestanding restaurant locations in selected markets by Brand (primarily El Polo Loco, Wendy's and Krispy Kreme Doughnuts). Identify and develop effective market planning tools to assist in site selection and portfolio decisions. Work in tandem with the Director of Real Estate and Development team through the due diligence process for transactions. Senior Real Estate Manager

Evaluate the deal economics developing the initial proforma and work with Real Estate,

Development and Operations to ensure each new site meets expected returns and profitability. Direct efforts of brokers, attorneys, and developers throughout the acquisition and development process. Assemble and present site recommendations to WKS Real Estate Committee for approval.

Negotiate Leases and/or Purchase Agreements for new sites.

Maintain effective working relationships with WKS Brand Leaders and other departments.

EDUCATION AND EXPERIENCE Bachelor's Degree with relevant educational background.

10+ years' experience with commercial real estate transactions management and real estate

finance. Impeccable communication and presentation skills, verbal and written. Strong presentation building skills. Ability to work both independently and cooperatively in a fast-paced environment with multiple and changing priorities. Strong time management skills and experience managing multiple projects simultaneously.

Strong computer skills.
