OVERVIEW
The SRS National Net Lease Group (NNLG) & Investment Properties Group (IPG) is seeking a senior financial analyst in Newport Beach, CA or Fort Lauderdale, FL. This position will play an integral role in assignments ranging from one-off asset sales to the sale of diversified portfolios, as well as assisting clients make informed decisions for their real estate needs. This is an asset valuation and market research-based role.

The chosen candidate will have a strong foundational knowledge of financial/valuation concepts, demonstrate a passion for real estate, work well in a dynamic team environment, and demonstrate a strong work ethic.
NNLG & IPG provide sophisticated financial underwriting and analytical services for the clients of the nation's largest retail real estate dedicated commercial real estate services company. Job Requirements:
PRINCIPAL RESPONSIBILITIES: Duties may include, but are not limited to:
§ Underwrite real estate assets for sale using Excel and Argus
§ Analyze income statements, balance sheets, to determine pro forma cash flow projections
§ Research market comparables and conditions in supporting financial underwriting assumptions
§ Compile and present analyses to the brokerage team and clients while effectively addressing questions
§ Identify critical property level financial issues, draw objective conclusions, and present solutions
§ Develop disposition strategies in conjunction with other senior team members, brokers, and clients
§ Perform ad hoc analyses including comparative lease analysis, lease restructure analysis, NPV, discounted cash flow, proforma development, and merger & acquisition analysis
§ Communicate directly with capital market professionals, leasing brokers, property managers and clients
§ Coordinate the collection of due diligence items and assist with the transaction process

QUALIFICATIONS:
§ A strong work ethic with the strength to thrive in a dynamic work environment with multiple tasks and deadlines
§ A sense of personal accountability, attention to detail, organizational skills, ability to manage multiple assignments with changing priorities in a challenging, fast-paced, environment
§ Clear understanding of financial concepts (i.e., Discounted Cash Flow, IRR, NPV, Depreciation/Cost Segregation, etc.)
§ Ability to review, abstract, analyze, and comprehend source documents including leases, operating statements, budgets, Easement Agreements, and other real estate documents
§ Solid quantitative and analytical skills in combination with outstanding communication skills - ability to effectively communicate and articulate thoughts in writing and conversation
§ Self-starter with sharp focus on details and an awareness of the bigger picture
§ Strong quantitative, financial analysis, and modeling experience using Excel and Argus
§ Bachelor's degree in finance or related field with high academic achievement is strongly preferred
§ Experience with complex financing structures, zero cash flow/CTL financing analysis, and Argus a plus
§ 3+ year(s) of related underwriting experience in commercial real estate
