East Bay Asian Local Development Corporation (EBALDC) is seeking a regular part-time Asset Manager at the EBALDC Main Office located in Oakland, CA .

Summary:

The Asset Manager is responsible for monitoring the operational and financial performance of EBALDC's portfolio, investor and lender compliance, and assist the Associate Director of Asset Management in the refinancing and rehabilitation necessary to preserve EBALDC's portfolio. The Asset Manager works closely with the Associate Director of Asset Management to identify and implement long-term strategies to improve property performance to meet organizational objectives.

Key Duties and Responsibilities:

  • Closely monitor and consistently report on the operational and financial performance of the portfolio of properties
  • Responsible for third party property management relationships and monitoring the performance of the properties they manage
  • Work closely with property management to maximize performance of the portfolio
  • Work with property management to reduce portfolio-wide energy usage
  • Assist Associate Director of Asset Management in limited partner buy-outs, debt refinancing, re-syndications, and capital planning
  • Be familiar with partnership agreements, financing documents, regulatory agreements, tax returns and other property documents
  • Prepare funding applications for local government entity rehab loans
  • Be responsible for compliance and excellence of data / reporting packages for all lenders and investors
  • Coordinate and monitor timely and accurate completion of Property Tax Welfare Exemptions
  • Coordinate transition from development to operations including document transition, creation of property records, data accuracy, binders, regulatory compliance, budgeting, LP payment and 8609 processing
  • Financial reporting analysis, interpretation, recommendations
  • Perform other assignments and duties as assigned


Preferred Qualifications

  • Bachelors Degree or graduate degree in accounting, finance, business administration, or related field
  • Strong experience in affordable housing and/or multi-family residential real estate finance preferred
  • Ability to prepare financial feasibility analyses, conduct research, and prepare narrative reports and proposals
  • Competency in Yardi (or similar), Microsoft Office 365, Sharepoint, Salesforce preferred
  • Capability to analyze complex problems
  • Ability to work effectively with development professionals, public officials, and low- income tenants
  • Experience with or strong interest in non-profit organizations
  • Strong attention to detail
  • Excellent written and oral communication skills
  • Excellent time management skills and ability to set priorities
  • Flexible, pragmatic, problem-solver
  • Strong computer skills primarily on Excel, Word and Access software (or comparable)


Physical Demands:
  • This job requires simple grasping and fine manipulation, sitting at a desk and using a computer for extended periods of time, moderate use of telephone, walking, bending and reaching.
