Job description
COMMERCIAL PROPERTY MANAGER needed for a company to manage a commercial office property in Sacramento. This is a full-time, 40-hr, temp to hire position that is currently vacant. Qualified candidates will have comprehensive knowledge of property management responsibilities and office operations.
Job Requirements:
Responsibilities would include:
- Manage all day-to-day operations.
- Assist in developing/implementing action plans to surpass objectives and maximize asset value of each property.
- Work closely with maintenance/building engineering, construction, leasing, and accounting depts.
- Foster/maintain positive tenant relations through regular site visits, tenant meetings, and response to inquiries & work orders.
- Must be able to clarify issues, identify solutions, communicate needs and provide follow up, as necessary.
- Accounts receivable - Monitor aging reports and ensure timely rent collections; follow up on delinquencies, eviction notices, and preparation of late fees.
- Review and approve all property-related invoices related.
- Regularly visit properties.
- Coordinate and manage vendor relationships; managing service levels, managing, and documenting walk-throughs, and reviewing vendor contacts to stay competitive.
- Facilitate risk management by identifying, addressing issues and problems relating to safety, liability and potential negligence.
- Develop building safety/evacuation procedures & educate tenants.
- Obtain/monitor insurance certificates.
- Detailed knowledge of lease agreements.
- Monitor tenant compliance, resolve problems & concerns.
- Organize/oversee capital budgets; renovations, major repairs & maintenance projects
- Prepare annual operating budgets, operating expense estimates, and annual operating expense reconciliations.
- Oversee preparation of various financial reports related to variance analysis, rent roll review, and other relevant reporting information.
- Other duties as assigned including special projects as requested by management.
Qualifications:
- At least five years of experience in Commercial Property Management, including supervisory experience
- Bachelor Degree from a four-year College or University and/or CPM/RPA designation is preferred
- Experience preparing annual budgets and operating expense reconciliations
- Lease Administration experience
- Project management skills; ability to manage multiple projects and competing priorities
- Strong leadership and interpersonal skills, and problem-solving ability
- Proven record of providing excellent internal and external customer service
- Strong verbal and written communication, presentation, and editing skills
- Advanced attention to detail, strong math and analytical skills
- Ability to plan, organize and efficiently manage time and tasks
- Strong consultative skills with the proven ability to influence others
- Self-starter able to work with limited supervision in a fast-paced environment
- Ability to maintain a positive work atmosphere by developing relationships with tenants, vendors, co-workers and management
- Strong proficiency in MS Outlook, Word and Excel
Eligibility Requirements
- Must have valid California Real Estate Salesperson License
- Must have valid driver's license.
Must be able to clear a thorough drug screening and criminal background check, provide a minimum of two supervisory references and proper documentation to verify eligibility to work in the USA.
