Job description
Position Summary: VP, Real Estate
The Vice President, Real Estate will be responsible for the leadership and strategy driving store development and growth throughout the Guitar Center enterprise. This role reports to the CFO and its key objectives are the ongoing analysis, selection, and negotiation of new and current store sites, relocation, replacement expansion, and store initiatives as well as oversight over the company's corporate real estate. This individual will influence the organization's position from their expertise in market assessment, site planning, and location and deal strategy with our landlords. Key focuses include store development objectives, targeted sales estimates, the impact of store P&L, and management of existing store leases. The VP must build solid relationships and maintain ongoing coordination with internal and external partners.
Responsibilities will include, but will not be limited to the following:
* Elevate Guitar Center's nationwide real estate strategy, as decided by the Management Committee, to achieve goals for store development, expansion, and profitability.
* Lead and analyze the negotiation strategy for the company and our brands regarding lease renewals, store expansions, existing store, and shopping center requirements.
* Grow and maintain cohesive, proactive communication and excellent working relationships with real estate brokers, developers, owners, landlords, attorneys, and all other external partners.
* Maintain accountability and performance of team's results through frequent reporting of KPIs and metrics to the Management Committee.
* Guide and coach Real Estate Directors to achieve and surpass goals set forth by the Management Committee on negotiations, profitability, and to optimize our philosophy and practice on lease or purchase agreement execution, as assigned.
* Provide leadership and coaching to grow and develop leaders within the team and throughout the organization.
* Grow Guitar Center's strategy for ongoing assessment of multi-market store site locations (availability, property value, access, zoning, development obstacles, timing, etc.).
* Continuously streamline real estate processes to ensure efficient and effective workflow throughout the organization.
* Travel with the team in markets when necessary.
* Additional duties as assigned.

* Bachelor's Degree (or 12 -- 15 years of equivalent work experience)
* 12 - 15 years of transformative Real Estate management experience within a retail store organization; big-box experience preferred.
* Capable of strategically influencing business partners through diplomacy, building consensus, negotiating, and exercising leadership skills.
* Ability to hold themselves and their teams accountable for quality work based on understanding our company and brands.
* Ability to represent the company with the highest levels of integrity and value within the marketplace.
* A high-energy individual, able to be successful and resourceful in a fast-paced environment.
