JOB POSITION:
Marketing Manager
CLASSIFICATION: Exempt
The Marketing Manager advises the Division Manager and Sales Director on various marketing and advertising plans in conjunction with Corporate Marketing leadership, monitors division goals, projections and results, and reports as necessary. The Marketing Manager represents their division to Corporate Marketing leadership, reporting on progress, successes of marketing efforts, and suggested marketing strategy.
As a senior leader in this organization, it is imperative that the Marketing Manager maintain a mindset of continual improvement and work diligently to foster a culture of continual improvement within your team, your department and the company.

Reporting: The Marketing Manager will report to the Division Manager and dotted line reporting to the Corporate VP of Marketing.

AUTHORITY: The following are granted to the Marketing Manager
- To exercise the responsibilities, and perform the day-to-day duties, of this position. This includes full decision-making authority for all responsibilities and duties managed, within the guidelines provided by the company's Employee Manual and Operations Manual.
- Authorize necessary expenditure as they pertain to operations. Expenditures exceeding the authorized limit require approval from the Division Manager.
RESPONSIBILITIES: The following are upheld by the Marketing Manager:
- Role Model and live the Company's Values and Behaviors. Know the Company's Vision, Mission, and Objectives and continually communicate and reinforce these to Team Members.
- Adheres to the company's Employee Manual.
- Meets, and where possible exceeds, the department's goals and initiatives
- Maintains open communication with all personnel.
- Analyzes and evaluates data available to establish departmental objectives, and goals.
- Conducts departmental operations within established budgets.
- Submits all forms and reports in a complete, accurate, and timely basis.
- Ensures departmental work areas are clean and presentable to customers and other visitors.
- Maintains a reasonable work environment and provides adequate safeguards for the work-related health and safety of employees. This includes ensuring the department complies with all Federal, state, and local laws and regulations.
- Establishes and maintains all external relationships consistent with the objectives, operating philosophy, and desired image of the company, re: customer relations, public relations, corporate approved vendor relations, community relations.
- Maintaining confidentiality on all corporate subjects so classified.

PRINCIPAL DUTIES:
The following duties are performed by the Marketing Manager:
Marketing Strategy & Planning
- Identify and evaluate various potential marketing strategies and select the most effective strategy after evaluating various alternatives for their communities.
- Evaluate community traffic and inventory to tailor marketing and advertising needs for each community.
- Advise Division Manager and Sales Director on various alternative marketing and advertising plans.
- Monitor division goals, projections and results, and report as necessary.
- Represent their division to Corporate Marketing leadership, reporting on progress, successes of marketing efforts, and suggested marketing strategy.
- Evaluate and recommend optimal advertising and media sources to management. Identify, evaluate and make recommendations on the use of various options for advertising and marketing, including but not limited to signage and other outdoor advertising, online and social media, events, e-mail flyers, etc. that the Divisional Marketing Manager believes most effective to reach the targeted market.
- Prepare reports as necessary and perform cost analyses of various marketing options.
- Analyze the success-level of planned marketing activities (i.e. perform "marketing success analyses").
- Study and analysis of online marketing efforts and development of additional online opportunities.
- Visit assigned communities on regular basis to ensure that certain aspects of Marketing Plans are being implemented and used as expected by operational employees. Identify and report to management any issues that arise with respect to marketing efforts undertaken by Sales Professionals. Gather feedback on the utility of marketing and advertising plans and take photographs that may be used in campaigns. Identify potential sources for traffic in each community based on evaluation of a variety of factors relating to that community and its qualified prospects.
- Train new sales professionals on-site as needed.
- Coordinate, market, and execute events in their assigned communities, along with creating an event budget and then reporting on results.
- Evaluate potential sponsorship opportunities for both their communities and the company overall.
- Manage key relationships with stakeholders outside of the organization.
· Coordinate the message and means of communication to corporate marketing via complete creative briefs to ensure consistency with Company brand and marketing philosophy. Coordinate clearly with Corporate Marketing Graphic Artists to ensure appropriate marketing and advertising strategies and themes are being accurately and effectively portrayed and brand is being upheld. Ensure inventory of marketing materials (including but not limited to flyers, signage, and photography) remains satisfactory and current to meet the Company's needs.
Miscellaneous
- May also be called upon to assist with projects in any division as needed.
- Must sometimes complete projects with very short notice under extreme time constraints.
PERFORMANCE REQUIREMENTS:
The following are required of the Marketing Manager:
- Strict adherence to View Homes brand standards
- Submit clear creative briefs to corporate marketing team for all creative requests
- Submit marketing and social media calendars to the corporate marketing team on the 20th of each month
- Review division marketing budget monthly and report to corporate marketing as to the
- Adhere to social media policy and procedures
- Attend division sales meetings
- Report on all metrics related to e-blasts, digital marketing performance
- Provide monthly division website audit
- Make sure all renderings, floorplans and division photography are of good quality and current
- Update all collateral material as necessary
- Plan community opening activities starting 120 days in advance of grand opening
MINIMUM QUALIFICATIONS:
The following are expected of the Marketing Manager:
- Ability to identify and gather relevant data, evaluate its importance and then develop plan of action.
- Experience in the use of demographics, psychographics and statistical data when developing marketing plans.
- Experience in tracking performance of marketing/advertising efforts.
- Ability to develop new ideas and present them persuasively to internal clients and external business contacts.
- Must be able to work independently and use initiative and discretion.
- Strong writing skills with specific experience in preparing marketing plans and summaries.
- Ability to travel to communities.
- Valid driver's license and reliable transportation.
- Ability to participate well within a strong team environment.
- Public speaking confidence a plus.
- Demonstrated computer skills including a working knowledge of MS Office products, including Outlook, Excel, Word, and PowerPoint.
- The ability to add, subtract, multiply and divide using whole numbers, fractions and decimals, to compute percentages, and to perform basic algebra and geometry.
- Demonstrated organization and time management, which includes the ability to multi-task and run multiple projects simultaneously while maintaining thoroughness and precision
EDUCATION: College degree required, or equivalent; preferably in marketing or advertising
