Job description
The Default Mortgage Servicing Compliance Specialist ensure compliance with all federal, state, investor, insurer, and client policies, procedures, and guidelines prior to the referral of foreclosure. These positions conduct a thorough review of each delinquent loan to confirm all state and servicing pre-requisites were comported with to avoid significant monetary loss and audit findings. This person will analyze loan level files and policies and procedures on behalf of PHOENIX and our clients.
Essential Duties & Responsibilities:
- Conducts compliance review on all loans 90+ days delinquent for foreclosure referral for federal, state, and applicable investor requirements.
- Review and verifies all breach/demand letters and all other applicable delinquent letters were generated and mailed timely and accurately according to state, Investor procedures and guidelines.
- Review and verify that files meet referral deadlines and foreclosure proceedings such as complaint, service, judgement.
- Review loans in bankruptcy to ensure compliance with federal and state regulations.
- Review loans for loss mitigation activity including verification of proper underwriting for approved and denied files.
- Review servicing notes to determine property conditions and current occupancy status.
- Reviews mortgage insurance claims to identify curtailments and perform loss analysis to determine amount of curtailment and reasons for curtailment.
- Reviews and determines that payment to be issued is within state statute and/or investor guidelines
- All other duties as assigned.
Qualifications, Knowledge, and Skills:
- High School Diploma or equivalent required, college degree preferred in Business, Math, English, Legal or other related subject (and/or equivalent work experience).
- Knowledge of mortgage banking, familiarity with RESPA, FDCPA, GLBA, and federal and state laws related to foreclosure and bankruptcy processes.
- 2-4 years of experience working with FHA, VA and USDA loans.
- Ability to audit and analyze work outputs by interpreting government agency and department guidelines/standards.
- Advanced analytical skills, ability to analyze problems and provide the appropriate solution.
- Strong professional and interpersonal communication skills verbally and through written electronic correspondence.
- Advanced problem solving, multi-tasking and organizational skills with strong attention to detail.
- Ability to analyze data and make recommendations on how to improve trends.
- Must be highly confidential to protect the client's privacy rights.
- PC skills including (but not limited to) advanced Word, Excel, Access, Internet, MSP (LPS/Fidelity) application skills.
- Excellent professional verbal and written communications skills.
- Ability to meet strict deadlines and take direction from more senior personnel.
- Proven ability to prioritize workflow during high volumes and within critical time frame.
- Self-starter who can work in a fast paced, multi-faceted environment.
- 3+ Years of previous Default servicing experience.
Education & Experience:
- 3+ Years of mortgage banking, servicing, or related regulatory experience.
Physical Requirements:
- Prolonged periods of sitting at a desk, working on a computer, and being available and responsive via email/phone/messaging.
- Must be able to lift up to 15 pounds at times.
- (If applicable to role) Travel to meet with clients or potential clients and/or to represent the company at conferences will be required on occasion or as-needed.
