Job Description
Project Management
- Manage multiple projects of varying size and across multiple geographic regions.
- Generally, manage projects with budgets between $50K - $2M consisting of 3-5 project resources.
- Responsible for scope management, requirements gathering, project tracking, resource management, issues management, communications, and meeting facilitation.
- Responsible for reporting out on project status and updates to key stakeholders and executives.
- Plans, schedules and arranges own activities in accomplishing objectives.
- May serve as a lead resource: assign, train, monitor and review the work of a group of lower-level employees.
Systems Management
- Ongoing ownership of one or more categories of systems management. Typically, these would be "critical" buildings systems. Examples would include central plant HVAC, backup power, fire life safety, and elevators.
- Oversight would include capital planning, budgeting, maintenance contracting, vendor sourcing and management and integration of acquisitions to the property portfolio.
- Leadership oversight of day-to-day response to break/fix and emergency issues.
Essential Functions:
- Develop schedules and budgets for assigned projects. Identify and evaluate alternative solutions to best meet program goals.
- Ensures assigned projects are completed within budgets and schedules while meeting community needs, business objectives, project vision and design guidelines.
- Prepares detailed construction cost estimates and documentation for project funding authorization. Develops scopes of work, prepares budgets in addition to soliciting bids and proposals from qualified contractors.
- Reviews and analyzes the bids, ensures budget and schedule compliance on all work.
- Responsible for interfacing with appropriate levels of management to obtain funding approval. Explanation and presentation of project scope and the associated costs as required is part of this process.
- Prepares property logistics plan for the project and coordinates work activities with property staff to minimize disruption to the residents.
- Monitors progress, provides financial control and ensures quality of project.
- Manage the project team including consultants, vendors, engineers, operations team members and administrative support.
- May be responsible for managing special studies, initiatives or due diligence assignments.
- Participate in or oversee the pre-qualification and bid evaluation process for consultants, contractors, and other outside vendors.
- Ability to understand how projects relate to budgets, the appropriate accounting treatment of costs, and how those expenses are accounted for against budgets.
- Proactively provide options on projects to Management.
- Mentor other Project Managers.
Qualifications
- Bachelor's degree in Project Management, Construction Management, or Real Estate is preferred.
- Proven background managing projects from concept through completion.
- A strong technical background is critical for the role. Must be a confident communicator with the level of presence necessary to present and influence executives and business unit leaders.
- Collaborative, professional approach to building positive relationships across the organization.

- Expected pay rate of $90,000 - $125,000. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job.
