Job description
SUMMARY
The Project Manager should be a registered architect or engineer or a construction manager. He/she is the principal communications link between the Facilities Design & Construction Department and the Client (I.e. Hospital Departments), General Contractor(s), Architect & Engineering Consultant(s), and Public Authorities, etc. All project specific direction/communications will be generated by the Project Manager or sent under cover of his /her transmittal. He/she is authorized to speak for the Hospital and the Facilities Design & Construction Department when dealing with the Departmental Client(s), Contractor(s), A/E Team(s), etc. in matters concerning the interpretation of the project scope, contract documents, etc. and is directly responsible for the successful execution of the project. LINES OF AUTHORITY/RESPONSIBILTY, The Project Manager reports to the Director of Facilities Design and Construction Department. Except for administrative and support personnel, no professional or technical personnel report directly to the Project Manager.

RESPONSIBILITIES
1. Be fully aware of the Hospital's vendor contract(s) for the planning, design and construction of the project(s), and of the Client's objectives. Satisfying the client's goals is a key responsibility
2. Analyze the project scope; the client's project specific objectives. Organize the work on the project and set forth the procedures to be employed in accomplishing the project.
3. Receive all incoming project information and distribute it to the internal team and to outside consultants and contractors.
4. Obtain the services of outside consultants when required.
5. Administer the design and construction budget.
6. Develop and monitor the project design and construction schedule to meet Client and Hospital 's time objectives.
7. Notify the Client of changes in project scope, and prepare/revise project budget.
8. Keep the Client, Departmental Director and the Hospital Accounting Department informed on the financial status of the project.
9. Develop and monitor the construction budget and schedule and identify long lead items and proposed form of construction contract.
10. Attend all key planning, design construction meetings.
11. Establish documentation and administrative organization for the project.
12. Schematic Design and Design Development Phase.
13. Schedule design meetings with the Client and A/E Team and schedule appropriate staff for these meetings.
14. Arrange for preliminary construction estimates.
15. Coordinate design presentations with the Project Architect.
16. Consult with all appropriate Public Authorities and determine that their observations and inputs have been secured prior to commencing contract documents phase.
17. Determine what codes and regulations are applicable to the project; determine what permits, licenses and authorizations will be required and how each is to be secured.
18. Construction Documents Phase
19. Arrange for pre-bid estimates.
20. Review contract documents with appropriate public officials.
21. Attend public meetings and/or hearings, as necessary; assure that all public authority approvals are obtained.
22. Perform independent review of all contract drawings and specifications for completeness, correctness and coordination. Ensure that corrections and clarifications are made if required.
23. Bidding Phase
24. Compile selected list of bidders with Client.
25. Compile and issue addenda if necessary.
26. Tabulate bid results and participate in contract bid negotiations.
27. Assist Client in the preparation of the construction contract.
28. Construction Phase
29. Interpret the intent of contract drawings and specifications for the Client, General Contractor, Building Inspector, and the other interested parties.
30. Schedule and attend job meetings.
31. Prepare and distribute a schedule of anticipated shop drawings and samples.
32. Schedule personnel for job visits, when appropriate; coordinate field visits of construction representatives.
33. Review all requests for modifications of the contract drawings and specifications, whether initiated by Client or Contractors.
34. Consult with Project Architect and Department Manager on all modifications and design changes.
35. Request Project Architect to prepare change drawings, as required.
36. Review and approve all change estimates; prepare and sign all change orders.
37. Review and approve all Contractor monthly requisitions for payment, including requisitions for final payment.
38. Inform Project Architect and Department Managers of status of construction.
EDUCATION (number of years and type required to perform the position duties): Bachelors of Arts in Architecture, Construction or allied field, or likewise experience
EXPERIENCE (number of years and type required to meet an acceptable level of performance):
5 years in Architecture, Engineering or Construction of Healthcare Facilities.
