SOME, Inc. exists to help the homeless and poor of Washington, DC. With over 30 programs throughout the District of Columbia, we provide a wide spectrum of services to the most vulnerable individuals and families of our city. We strive to provide success paths toward mental and physical health, continued sobriety, job training and employment with a living wage, affordable housing, and ultimately living independently and confidently.
SOME, Inc. is currently seeking a full-time Property Manager* to support our Property Management department.*
Position Description: The Property Manager primary function is to accomplish SOME's mission to help those in need with compassion and respect, as well as to achieve the organization's objectives and preserve the value of the property. Responsible for the overall performance of the portfolio including operations, customer service, occupancy, program compliance, resident relations and court appearance. Must be familiar with housing agency regulations and have a commitment to community building.
Qualifications:
Required: Bachelors Degree in related field (Business Administration, Real Estate or Public Administration preferable), or equivalent knowledge. 3+ years of related work experience in Property Management. Experience as a manager of Affordable Housing. Knowledge of LIHTC/Tax Credit a plus!
Required License/Certification: CPR/First Aid; CPM (Certified Property Manager) or CPHM (Certified Public Housing Manager). If applicant does not have the required certification, he/she is required to take and pass the exams within the first year of employment. Must possess and maintain a vehicle and valid drivers license with an insurable driving record history to obtain and maintain employment. The vehicle should be safe and reliable. (Mileage is reimbursed)
Schedule: Monday through Friday, from 8:00 a.m. to 4:30 p.m. and one (1) late day per week, from 4:30 p.m. to 7:30 p.m.
Knowledge, Skills & Abilities:
- Must be familiar with housing management, budgeting, housing agency regulations and the Low Income Housing Tax Credit Program, HUD, Public Housing program/DCHA and comply with Fair Housing laws.
- Must possess strong organizational and management skills and the demonstrated ability to work as a critical member of a team that is committed to building strong communities.
- Proficient with Microsoft Word and Excel. Onsite/Yardi proficiency.
- Excellent verbal and written communication skills. Self-motivated, flexible, and detail-oriented
- Ability to interact effectively with diverse audiences with tact, professionalism, and courtesy
- Ability to physically inspect the property in its entirety to include walking/climbing stairs, and the ability to withstand all weather conditions.
- Must respond to 'after hours' emergencies
Expected Contributions:
- The incumbent must have the demonstrated capacity to work as an active member of a team comprised of on-site and off-site stakeholders, to participate in joint decision-making processes and to balance competing objectives. Must understand OneSite database, and the work flow process, in order to operate efficiently and accurately. In addition to the Property Management (PM) duties, the Property Manager will collaborate with the program management/social services team relevant to residents' cases to ensure seamless and coordinated wrap-around services, with the goal of creating healthy communities.
