Job Description: Real Estate Representative - Miami

FLSA Status: Salary Exempt

Reporting to: Director of Real Estate

Job Summary: This is a full-time, regular position, with undefined and irregular hours, reporting to the Director of Real Estate, and identifying land parcels, pad sites, and redevelopment projects for purchase, sale, or lease. Incumbent will use discretion, practice humble-servant customer service, and maintain confidentiality of sensitive financial related information.

Essential Duties:

• Abide by all Company and government policies, safety rules, regulations, and laws. Responsible for the daily participation in the remote-worker safety program.

• Regularly answer phones while positively representing the company values of exclusive customer service.

• Routinely locates and acquire land for the development of retail projects in North Florida, from Jacksonville to Tallahassee.

• Routinely analyze given markets and identify the best available sites that meet established site criteria per customer.

• Regularly develops and maintains the company's property and property owner database through continued research and analysis of potential development sites.

• Regularly assists in the evaluation process of sites under consideration for acquisition and makes recommendations to the client.

• Regularly negotiates price and contracts with sellers/brokers; coordinates preparation of contracts, LOI's, and closing documents.

• Regularly supports client in preparation of land acquisition packages for corporate approval.

• Occasionally travel to and meet with clients, building relationships of trust and confidence.

• Occasionally assists with special projects as requested and performs additional duties as required.

Job Requirements:

· A Florida Real Estate License is preferred but not required.

· Demonstratable administrative ability and experience to research, interpret, analyze, and evaluate given information relative to the acquisition and development of appropriate sites.

· Intermediate proficiency in Microsoft Office Suite, including Word, Excel, Teams, and Outlook; all daily detailed customer reporting requirements are computerized and require a superior level of grammatical comprehension and use. Mastery of time management and personal organization techniques are essential to successfully completing all required daily tasks as well as daily reporting requirements.

· Must have and maintain a valid driver's license in the employee's state of residence.

· Demonstratable capability of handling large land purchases and a working knowledge of given market and geographical locations.

Physical Requirements:

· 95% of the time, incumbents may sit for long periods of time in an environmentally controlled environment, typing on a keyboard, looking at a monitor, writing manual reports and/or typing electronic reports, reading fine print, talking with customers in person or over an electronic device, and performing repetitive motions such as, but not limited to, bending over drafting tables, turning or separating individual pages or sheets of paper, and occasionally interact with angry or hostile customers or manage other stressful situations under time constraints and deadlines.

· 5% of the time, incumbents may travel to and interact with customers at active construction sites, exposed to unlevel ground, overhead dangers, heavy machinery, loud noise, dust and other airborne particles or vapors, and may be exposed to rapidly changing environmental conditions such as extreme temperatures and elements, while wearing safety equipment including, but not limited to, safety footwear, eyewear, headwear, and ear protection.

This is a salary + commission position with additional bonus potential.
