Singerman Real Estate, LLC, (SRE) is a Chicago-based opportunistic real estate investment firm that has deep experience executing complex transactions and unlocking embedded value through the ownership of properties, real estate loans and operating companies. Since its inception in 2010, SRE has sourced and executed, with partners, over $1.5 billon of investments across all major property classes. SRE is currently investing on behalf of SRE Opportunity Fund III, L.P., a $500 million fully discretionary fund capitalized by institutional investors as well as an associated discretionary co-investment vehicle.
SRE is seeking an individual to join our growing Asset Management team. The successful candidate will be a self-starter, who is highly collaborative, analytical and has experience managing assets and service providers. The Asset Manager will direct and coordinate the asset management, on-going operations, and administration of multiple commercial properties across different asset classes including industrial, life sciences, office and apartments. Given the flexible mandate of the investment strategy we anticipate the construction of the portfolio by asset class and location will change over time. SRE employs a hybrid-approach where historically 50% of investments are owned directly without the use of local partners and 50% have local sponsors. The Asset Manager will perform the following duties personally or in collaboration with operating partners and third-party managers.
The responsibilities for the role include, but are not limited to:
- Leads the business plan execution for a diverse portfolio of properties
- Leads, manages and motivates property managers, third-party asset managers, leasing brokers and other service providers in executing the business plan for each property
- Directs budget development for each property, reviewing and approving budgets in cooperation with third party property managers and / or JV partners
- Actively manages property renovations and repositionings in collaboration with JV partners and third-party service providers
- Leads or participates in regular owner / architect construction meetings for ongoing renovations, tenant improvement and capital projects
- Leads or supports the disposition process for properties, including engaging brokers, participating in sale contract negotiations, and coordinating closing efforts
- Directs leasing and marketing efforts and lead tenant lease negotiations for new and renewal leases
- Directs JV partners and property managers in their day-to-day management of assets; consults with leasing partners regarding positioning properties and maintaining occupancies
- Communicates and reports to Lenders regarding draw requests, lease approvals and loan compliance
- Monitors financial reporting and operating cost controls across multiple properties, markets, and product types
- Analyzes value enhancement opportunities, perform sale and refinance analyses, lease and tenant credit analyses and present recommendations to Investment Committee.
- Leads the quarterly valuation process for a portfolio of properties, working with the CFO, accounting team and senior leadership
- Conducts on-site property visits and evaluates the performance of the assets, the property management and leasing teams
We are seeking an individual who meets the following criteria:
- 7+ years of experience in asset management is required
- Bachelor's Degree in real estate, business, finance, or accounting required
- Confident communicator with the high level of maturity and presence necessary to interact with senior management, as well as, joint venture or operating partners.
- Well-organized, detail oriented and deadline driven
- Driven, entrepreneurial, and results-oriented
- Excellent financial modeling and strong proficiency in Excel, Work and PowerPoint
- Enjoys working in a dynamic team environment
