Job Description - Property Manager

Tandem Property Management (TPM) is offering an exciting opportunity for a full-time on-site Property Manager (PM) to join our rapidly growing team. We are seeking a candidate with a minimum of 10 years' experience managing a Class A apartment building located in Logan Square. The PM shall work directly with the Director of Property Management and Ownership and shall assume various property management roles and responsibilities.


As with every member of the TPM team, the PM must always be ready to offer their co-workers a helping hand, go above and beyond to create a culture of personal service and positive resident experience, and to treat the building like it's their own home. They must be able to work well under pressure, exercise good judgment, and handle stressful situations in a mature, professional manner. Essential Day to Day Tasks:

  • Work closely with the Director of Management, and teammates by communicating openly and frequently to ensure the highest level of service is given to all prospects and residents.
  • Send out renewal letters and follow up with resident questions. Ensure unit turnovers are quick and efficient, manage move-ins and move-outs. Address and remedy resident issues.
  • Oversee tenant ledgers to ensure timely collections. Support the collection of rents and send out notices.
  • Resident relations, including resident communication and notifications. Assist in creating and distributing resident surveys. Develop and manage resident events. Community outreach for events and Perks Program.
  • Ensure efficiency of staff through ongoing training, instruction, counseling, and leadership.
  • Assist Leasing team in all aspects of leasing including marketing efforts. Review and approve leases.
  • Stay up to date with industry trends and pricing ability to adjust and implement new market rents and leasing incentives. Confirm that leasing staff techniques are effective in obtaining closing.
  • Maintain building appearance and ensure repairs are noted and completed on a timely basis.
  • Inspect property, review contracts, schedule work. Conduct daily building walks including common areas, amenities, and vacant units. Perform unit inspections, bring up areas of concern to the Building Engineer.
  • Follow up with facility management staff to ensure the building is kept clean, safe, and properly maintained.
  • Complete all financial and operational reports in a timely manner.
  • Understand basic financial reporting and help attain ownership's financial targets. Assist in preparing annual budget and monthly financial reports.
  • Control expenditures by staying within constraints of the approved budget including maintenance repairs.
  • Perform other job duties as assigned.
