Why We Need You - The Mission
As a member of our Property Management Team, you will report to the Director of Property Management, and be responsible for a portfolio of properties. You will manage a team of 3-5 property managers, who will be the lead at each location and the face of the organization, building relationships within each community. You will also manage an assistant to all of the property managers on your team. Your team's primary responsibilities will include customer service, resident retention, property revenue, and overall performance management of each building. This position needs to work with multiple departments within the organization, as well as outside vendors, to achieve long term success.

What You'll Accomplish - Your Performance Objectives
What will you need to do to establish immediate credibility and trust within our team in the first 3 months?
- Build rapport with all your direct reports and your manager, and internalize our model, processes and systems.
- Develop a strategic schedule that enables you to support and coach your team of property managers to reach their goals.
- Respond to all communications with team members, staff, vendors, and residents.
- Ask questions and promote a dialogue to understand objectives and improved processes.
- Master our software programs (with a focus on Appfolio).
In the first 6 months what three things will you need to accomplish to be considered a success?
- Improve or sustain the core items for all of your properties through successful coaching and managing of your team. (Collections, Occupancy, Rent increases, Renewals).
- Internalize the day-to-day operations in your portfolio. Resident relations, janitorial, pest control, move-in to move-out cycle, and maintenance/facilities related issues.
- Perform building assessments, audits, and potential capital improvements to ensure the longevity of the property's performance.
- Complete regular reporting and analysis for your team of property managers.
- Develop a strategic schedule that enables you to support and coach your team of Property Managers to reach their goals.

- Coach and Develop Others - You are motivated by seeing others succeed, and possess strong emotional intelligence skills (self awareness, self-management, social awareness, relationship awareness). You are comfortable providing support, as well as holding yourself and others accountable.
- Outstanding communication and detail-orientation - You are someone with the ability to communicate detailed information across multiple platforms to multiple departments to ensure every property's success. A high functioning portfolio manager has the ability to quickly assess a situation, support property managers in their decision making, and provide all necessary details and actions to numerous departments.
- Relationship Building- You are someone that has the ability to quickly establish trust, respect and rapport with your team, our clients and our residents. You will need to quickly adjust to different situations and complexities.
- Growth Mindset - You are someone who is open to different ideas and enjoys learning new processes. You are comfortable both giving and receiving reinforcing (positive) and constructive feedback. You are an individual who will take the initiative to create or improve gaps in current processes to enhance the long-term results for WPD.
- Technical Skills -You will have 4+ years of experience with Microsoft products, especially Excel, and the ability to learn new software quickly
Job Type: Full-time
Pay: $70,000.00 - $80,000.00 per year
