Job description

The Regional Property Manager (RPM)-Commercial oversees day-to-day management and operations of their assigned portfolio including supervising assigned Property Managers and Administrative Assistants. The Regional Property Manager will implement approved policies, procedures and best practices to meet financial goals and optimal property performance. From time to time, the Regional Property Manager may also directly manage assigned properties. This position is responsible for providing support to senior management and various ownership entities.

Responsibilities:

Including but not limited to:

  • Demonstrates highest standards of personal and professional integrity adheres to company's policies and procedures and complies with applicable laws, government rules, and regulations.

  • Provide overall direction and supervision for the day-to-day management of assigned portfolio and property management staff.

  • Conduct routine property inspections in compliance with Company policies and standards; assure that properties are maintained appropriately to the highest standards and foster positive tenant relations.

  • Ensure timely and accurate reporting for budget variances, collections and all other required reporting.

  • Monitor collections efforts by Property Managers and staff and ensure collections notes, defaults and eviction requests are handled in a timely manner per Company policies.

  • Monitor and approve maintenance requests and contract negotiations per Company policy as well as timely submittal of Lease Administration forms related to changes to tenant status.

  • Oversees and assists with annual budget preparation and budget reforecasting for each property.

  • Monitor and assure compliance with all Company policies and procedures and provide training for new staff as well as ongoing training for property management staff.

  • Ensure all emergency repairs are completed timely and in a manner to assure property preservation and providing communication to appropriate parties both internal and external.

  • Other duties as assigned.


Job Requirements:

  • Ideal candidate will have a Bachelor's Degree from an accredited university and seven to ten years experience in commercial property management.

  • Ability to effectively manage teams, multi-task and work well with deadlines in a fast-paced environment.

  • Travel required (approximately 25%-35%)

  • Excellent written, oral communication and presentation skills

  • Proficiency with property management-related reports such as budget variance, general ledger, collections and tenant financial statements.
