Job description

The Community Manager will be responsible for managing two multifamily properties in Evansville, Indiana, that are 8.4 miles apart. 157 units total.

Salary is negotiable at this point. Benefits are included, and onsite living is available at a discount.

The Managers duties and responsibilities will include:

  • Collecting rent and other property fees from tenants and vendors
  • Collecting and assessing rental applications from potential future tenants
  • Track and report on the financial performances of the properties and implement strategies for enhancing the value of the assets
  • Reporting the property's occupancy, expiring leases, and delinquencies
  • Meeting potential tenants showing them the properties
  • Maintain a high level of occupancy for the properties, low turnover, and low delinquencies
  • Advertising and leasing vacant properties
  • Inspecting properties and units and arranging for repairs and new materials required
  • Arranging contracts for maintenance, trash removal, landscaping, security, and other ongoing services and managing disputes with these service providers where appropriate
  • Investigating and resolving property complaints and rental violations
  • Respond to resident requests or complaints in a timely, efficient, and courteous manner
  • Exercise common sense, good judgment, and consistency in day-to-day contact with residents and prospective applications and in other business-related matters
  • Monitor and overseas properties and grounds are well kept and maintained

  • Good verbal communication
  • Attention to detail to ensure applications are accurate and tenant issues or questions are adequately addressed
  • Organization and the ability to multitask efficiently
  • Problem-solving to find effective solutions for a variety of potential issues
  • Knowledge of rental contracts and property and anti-discrimination laws

Education and training requirements:

  • 2+ years of property management experience
  • High school diploma or higher'

Experience:

  • Property Management: 2 years (Required)
