Position Overview: The Property Manageris one of the local team leaders who, in cooperation with the Sr. General Manager, has the responsibility to increase value and liquidity of the shopping center. This position will maintain the physical integrity of the property, create an environment which enhances the guest experience, tenant sales, community connections, and positions the property for future growth.

Responsibilities:

As a leader within the Company, the Property Manager displays this presence by inspiring and leading others to achieve the desired financial and strategic growth of the shopping center in the following core areas:

  • Consumer and Community Focus:
    • Develop mutually beneficial relationships with local officials, key stakeholders, governmental leaders and community organizations.
    • Actively maintain a working knowledge of the competitive landscape and position the property as a prominent influencer in the local economy and marketplace.
    • Identify opportunities to create meaningful partnerships and experiences that drive community connection with the property.
  • Retailer Focus:
    • Maintain strong relationships with all tenants and gather analytics on sales performance, merchandise trends, top performing categories/brands, best practices, awards and success stories.
  • Employee Focus:
    • Demonstrate executive leadership by guiding successful teams representative of the companys core values Humility, Attitude, Do the Right Thing, Together and Own it.
    • Manage and develop the talent of the property team while ensuring compliance with all company policies and procedures.
  • Financial Focus:
    • Prepare the annual Operating Expense and Ordinary Capital Expense budgets in cooperation with the (Sr) General Manager. Responsible for monthly and/or quarterly reforecasts and detailed variance analysis, anticipating future windfalls and risks to the budget.
    • Know and understand property financials including historical trends and variance analysis.
    • Approve, within budgetary and corporate guidelines and policy, expenditures for operating expenses and ordinary capital expenses.
    • Pro-actively implement programs and processes to improve Net Operating Income. Drive the effectiveness of community and marketing activities. Ensure the accuracy of all property-level financial data.
    • Drive the local/BD rent collection process utilizing the assistance of Accounting and AR teams as needed.
    • Assist in developing and executing strategic plans that enhance the value of the property and position the property for growth.
    • In cooperation with the (Sr) General Manager, support the real estate tax team in developing proactive tax strategies. Monitor timely payment of all parcels.
  • Other Area of Focus:
    • Participate in corporate strategic planning and implement strategic goals and objectives.
    • Provide support to achieve the propertys leasing goals. Assist the Leasing Rep in presentation preparation, market tours and provide other financial and logistical information and support as requested.
    • Support the monthly sales reporting and Lease information review processes. Work with accounting on Rent Roll reviews ensuring the accuracy of the property billing and publication of variance analysis.
    • Manage the day-to-day activities of the facility to ensure the effectiveness of property Operations within budgetary constraints; identify and implement operational expense control strategies and tactics and maintain a clean, safe and secure standard by creating an environment with attention to detail in all operational standards.
    • Assist with management of all nationally-sourced contracted services that support the property.
    • Understand the propertys security needs based on business hours, current trending, traffic levels, and any tenant driving/creating special scheduling circumstances.
    • Where applicable, in cooperation with the (Sr) General Manager and corporate Director of Office Leasing, assist with aspects of the property office leasing including, leasing, reporting, operations and broker relations.
    • Where applicable, in collaboration with the Joint Venture team, foster a strong partner relationship founded in excellent communication and accurate reporting.
    • Participate in Manager on Duty (MOD) rotation
    • Other duties as assigned
Qualifications:
  • High School degree or GED required
  • Associates or Bachelors degree preferred
  • CRRP designation or equivalent certification preferred
  • 1 - 3 years of regional shopping center management or 3+ years of comparable experience required
  • Strong ability to lead and influence a diverse group of people
  • Ability to communicate effectively, supervise, train and direct a mall operations team and contracted services
  • Adept in financial analysis, budgeting and forecasting
  • Strategic business orientation while maintaining attention to detail
  • Strong project management and organizational skills
  • Computer skills: Excel, Word, Outlook, Powerpoint
  • 1+ years of supervisory experience preferred
