Position Summary
The Underwriting Project Manager will evaluate pools of securitized commercial mortgages at both the aggregate and individual asset level in order to provide risk analysis to buyers of commercial mortgage-backed securities.
This position is part of a team primarily engaged in producing risk analysis deliverables, both qualitative and quantitative, for CWCAM's third party clients. The team's work product includes real estate credit analysis in a variety of deliverables with a focus on excel modeling, as well as verbal presentations to clients. The role has a focus on agency multifamily debt but will also include broader CMBS, whole loans, subordinate loans, and single-borrower transactions.
Position Opportunities:
- The role has significant leadership potential and will include leveraging and mentoring a team of analysts while also leading by example.
- Collaboration both with CWCAM's business development team and directly with clients in order to craft deliverables and ensure client satisfaction, while also managing expectations. CWCAM's client base ranges widely, including hedge funds, family offices, financial institutions, and large real estate operators. Underwriting/Valuations is often a client's first exposure to CWCAM's broader platform.
- Participation in the broader CMBS industry with the goal of demonstrating the value of CWCAM's diligence product and how it is integral to other key business lines such as Special Servicing, RealInsight Technology, and RealInsight Marketplace.
- Responsible for working across CWCAM's servicing platform to leverage the skills of team members focused on specific asset classes and specific submarkets.
- The opportunity to work in a wide range of markets across the United States, including working with CWCAM's network of brokers. The role includes travel to directly inspect assets and submarkets, often with clients present.
- The development of data management skills, both from working with large CRE datasets and from working with RealInsight Technology to integrate the Underwriting team's output into the client's ongoing surveillance product.
Duties and Responsibilities
· Underwriting real estate and commercial loans: Underwriting includes valuation analysis, market research, property manager & market participant interviews, income/expense analysis, and loan covenant/structure review.
· Project Management: working with clients to take in a data tape of CMBS or agency debt, craft deliverables, set timelines, marshal resources, and take responsibility for quality control and delivery.
· Excel: Building, maintaining, and understanding credit risk models. Tracking other loan and real estate portfolio metrics.
· Guide investment decisions: The ability to cogently and persuasively synthesize quantitative data with CWCAM's narrative risk analysis in order to communicate a clear opinion to CWCAM's third party clients.
Skills/Experience Requirements
· Bachelor's degree in finance, accounting, real estate or related field.
· 7+ years of experience in commercial real estate. Agency debt experience a plus.
· The confidence to work on a team in a project-based environment with multiple hard deadlines.
· Combined verbal, written, and persuasive skills sufficient to support an opinion derived from equally strong analytical skills. The interpersonal skills to mentor junior staff and provide quality control feedback to contributing team members.
· The confidence to interact with institutional clients, including managing roundtable/committee presentations.
· Experience with daily problem solving in Excel and the ability derive an actionable set of issues from large datasets.
