Real Estate Private Equity Acquisition Associate

VineBrook Homes is a real estate investment company, focused on acquiring, renovating, leasing and operating single-family homes as rental properties. An early investor and developer of the Single-Family Rental home (SFR) asset class, we commenced operations in late 2007. Our proven, yield-focused investment strategy targets a unique opportunity building a portfolio of "Optimal House" assets. We own or manage over 15,000 SFR assets in 13 states and 20 major Midwest/Heartland/Southeast markets. Additionally, VineBrook Homes is currently undergoing the next major expansion of its strategy, expecting to drive toward 20,000+ Homes.

This opportunity provides an investment professional a leading role in asset underwriting, investment recommendation, market research and asset management. The selected candidate will be immersed in all aspects of residential real estate investment, in the Single-Family Rental Home (SFRH) sector. Areas include, market intelligence and analysis, asset and portfolio underwriting/diligence, transaction execution, and portfolio management. This position will have a strong emphasis on analytics, financial modeling, investment analysis, operational compliance and market research.

Responsibilities will include, but are not limited to:

  • Sourcing, underwriting and analyzing real estate investment opportunities
  • Participate in the deployment of capital via acquisition of SFRH assets identified and adhering to investment guidelines and underwriting standards
  • Perform in-depth industry and market research
  • Assist with and perform property level financial models and/or underwriting related to acquisition through stabilization
  • Evaluate unit or portfolio acquisition opportunities
  • Perform compliance work on deployment execution
  • Track macroeconomic and market specific performance indicators within our existing and potential markets
  • Assist in preparation of materials and presentations to the investment committee, current and/or potential investors or lenders.
  • Assist partners with time-sensitive, ad-hoc projects and other duties as assigned.

Qualifications:

Education:

  • Completed bachelor's degree with focus in Finance, Real Estate, or Business Management. Advanced degrees or certifications a plus but not required (MBA, JD, CFA)

Experience:

  • The ideal candidate will have 7+ years of relevant experience as an analyst in an investment, securities trading, finance, private equity, corporate finance or real estate related role.
  • Examples such as but not limited to; Private Equity or Hedge Fund Investment Analyst; Trader or Research Analyst at securities dealer; Real Estate Investment Banking or Mortgage Sales/Underwriting Associate or Vice President
  • SFR investment experience is a plus but not required.

Skills:

  • High degree of proficiency with Excel and an ability to create in-depth financial analyses via modeling.
  • Proficient with all Microsoft Office applications including Word and PowerPoint
  • Strong grasp of financial principles and concepts critical to SFRH underwriting (NOI, cap rates, IRR, NPV, ROI, ROC, Yield, Reversion Analysis)
  • Ability to rapidly analyze qualitative and quantitative information and accurately articulate conclusions and recommendations
  • Highly developed verbal and written communication
  • Strong judgement and decision-making
  • Outstanding interpersonal skills; team-oriented
  • Comfort and familiarity with corporate finance and accounting
  • Entrepreneurial spirit to help expand business
  • Strong compliance and ethics
