Job description
We are assisting our client hire a Senior Financial Analyst for their Southfield, MI office. This is a direct hire with the client. The salary range is $95,000 - $110,000 plus bonus based on experience. They are a publicly traded REIT looking for someone with Argus Enterprise experience.
Job Summary
- Participate in the financial planning process for an assigned portfolio of properties. Ensure that the VP of Financial Services is provided with accurate and timely information to assist in aligning financial and operating goals. Role requires the ability to understand and articulate the impact of changes at the property level to corporate results.
- Prepare financial analyses, operating statistics, and other property-level metrics to aid in strategic decision-making. Participate in various monthly, quarterly, and annual functions as needed. Provide guidance and insight to operating teams in order to maximize income and value for the assigned portfolio.
- Requires effective interfacing with Corporate Finance, Investor Relations, Asset Management, Leasing, Development, Transactions, Accounting, Lease Administration, Construction, and Risk Management. Requires the ability to articulate financial and operating results to Senior Management, and to effectively respond to questions.
- May be required to work with some or all of the following: employees at all levels, attorneys, brokers, contractors, consultants, financial institutions, lenders, partners, tenants, etc. May be required to work extended hours, travel, and drive a vehicle. Must be able to multitask
Responsibilities
- Maintain financial models in Argus Enterprise for assigned portfolio of properties. Participate in the development of monthly and quarterly forecasts, business plans, annual operating budgets, and ten-year financial plans. Provide support to the VP of Financial Services throughout the process. Coordinate with all areas of the company in order to achieve budget and forecast milestones and to deliver the completed forecasts and other deliverables within deadlines.
- Analyze variances within assigned portfolio and articulate reasons for differences in actual vs. expected results; analyze variances across forecast scenarios.
- Prepare property-level business plans based on forecast data; participate in the presentation of business plans to Senior Management.
- Provide supporting content in monthly and quarterly financial & operating reports, in coordination with Corporate Finance.
- Provide supporting content in quarterly earnings call prep packages.
- Prepare financial analyses which provide guidance and aid in decision making with respect to capital investments and operational decisions. This includes pro-forma analyses for major lease transactions, analysis of proposed development / redevelopment projects, and proposed remerchandising projects for assigned properties. Assist in the preparation of Management Investment Committee memos for major capital projects
- Prepare financial / credit reviews of prospective new tenants, lease assignments, and vendors.
- Work with outside consultants and internal stakeholders to coordinate real estate tax appeals for assigned properties.
- Prepare ad-hoc operational and financial analyses and other reports as required.
- Utilize the Company's Business Goals to establish individual goals and objectives.
- Additional tasks and responsibilities as assigned.
Qualifications
Professional and Personal Characteristics:
- Ability to effectively present complex information in a concise manner and respond to questions from top management and others throughout the company.
- Ability o work with other departments throughout the company to ensure that financial forecasts accurately represent all available information.
- Proficiency in Argus Enterprise, MS Access, Word, Outlook, and advanced Excel functions.
- Proficiency in financial analysis, financial modeling and the ability to prepare budgets, forecasts, variance reports, and other ad hoc reporting as needed.
- Proficiency with financial concepts such as internal rate of return, return on investment, discount rate, capitalization rate, net present value and net effective rent.
- Strong analytical, organizational, and problem-solving skills.
- Understanding of basic GAAP accounting concepts.
Education and Experience:
- MBA preferred with minimum of five years related experience or equivalent combination of education and experience, ideally with exposure to the REIT structure.
