Gray Property Group, founded in 2019, is a rapidly-growing, full-service real estate startup based in Manchester, NH that offers multi-family investment, brokerage, and management services. Headquartered at 1650 Elm Street, the Company owns and operates $4M of apartments and also provides management services to the outside public. Principal Investor/Broker Nick Gray is actively seeking new investment opportunities, sales listings, management contracts, and additional sales agents.

The Property Manager will report directly to Nick Gray and lead the Company's leasing/management efforts for ~60 apartments under management and 2,200 SF of office space. Our belief is that the Property Manager will be able to manage the existing portfolio in 30 hours per week and use the remaining 10 hours per week to contribute to new business development. Once the Company's apartment count reaches 80 units, leasing/management will consume 40 hours per week.

We are looking for a self-starter who can manage their time effectively. The role requires drive and a sense of accountability because the day-to-day working environment will at times involve limited supervision. We are also looking for someone who presents and communicates in a professional manner. At least 1 year of property management or related experience with tenants and contractors is required.

The Property Manager's responsibilities are as follows:

  • Collect rent through the Company's tenant portal and pay bills, working with bookkeeper to properly record all income and expenditures
  • Advertise apartments for rent, conduct showings, screen applicants, and draft lease documentation
  • Schedule and supervise repairs/maintenance for scheduled apartment unit turns, service calls, and ongoing upkeep
  • Prepare and send monthly reports on property performance to landlord clients
  • Collect and review bids from contractors for large capital expenditures and service contracts
  • Manage personnel and material procurement at properties under renovation
  • Conduct property inspections and enforce tenant rules and regulations
  • File for eviction and small claims against tenants on an as-needed basis
  • Prospect for new property management opportunities
  • Meet with Nick Gray for a daily 30-60 minute check-in meeting

The Property Manager's required qualifications are as follows:

  • Proven experience as a property manager or another real estate role
  • General understanding of federal and state landlord/tenant laws
  • Knowledge of building practices and common repair/maintenance tasks
  • Strong computer skills including MS Office, Google Drive, and property management software
  • Exceptional communication and writing skills
  • Proper organization and attention to detail
  • Commercial awareness partnered with a creative mind
  • High school diploma or GED required, college degree preferred

The Property Manager position is a 40-hour per week commitment and will provide starting pay of $45,000/year or more depending on experience with two weeks of paid vacation per year. Bonus incentives will be discussed at the interview stage. The expected schedule is Monday through Friday 8:30 AM - 5:30 PM.
