Job description
Position Summary
GSECDC is seeking a qualified candidate for the Real Estate Development Manager (REDM) position in the field of affordable housing development. The REDM will assist the Director of Housing and Community Development with meeting the production goals of the organization including new construction or rehab for home ownership, special needs housing and rentals that serve mixed income populations. The REDM will also assist the Director in business development.
Principal Duties and Responsibilities
· Responsible for overseeing the rehabilitation of abandoned properties and new construction of single and multifamily housing.
· Identify potential sites for development, secure site control and oversee the acquisition process.
· Assist in the development of project concepts, financial structuring and feasibility analysis.
· Meet with stakeholders and raise support for projects
· Help secure and close financing for each phase of development including predevelopment, construction and permanent financing.
· Create and manage project budgets, cash flows, and timelines
· Assemble, coordinate, and manage the development team to fast track projects from concept to construction.
· Oversee day-to-day activities during construction including job meetings, troubleshooting issues/change orders, and managing the requisition process as well as regular site inspections.
· Responsible for meeting compliance and reporting requirements of funders.
· Assist with developing marketing strategies and assist other team members in the rent-up/sales process.
· Other duties assigned by the Director of Housing and Community Development
Requirements and Skills
Minimum 5 years of experience in affordable housing, real estate development or real estate finance. Previous experience with the development of subsidized housing is preferable. Familiarity with locate, state and federal subsidy programs is desirable. Understanding of the real estate development process and finance is required. Strong communications and writing skills required. Must have ability to plan, multitask, and make sure team members achieve milestones in a timeline fashion. Computer literacy required. Strong proficiency with MS Excel and budgeting necessary. College degree required preferably in Urban Planning, Urban Studies, Community Development, Finance, Management or related field. A valid Driver's license is required and driving to sites and other meetings is required. Must be thoughtful and able to work with others. Must be dedicated, open minded, eager to learn and grow.
Compensation
