The Property Manager is accountable to protect, maintain and enhance the value of the commercial real estate assets to maximize the owners financial return for the benefit of the tenants and the community. He/she is responsible for the entire building operation, maintenance, security and coordinates all building services and occupant requirements.
Responsibilities:
- Responsible for all aspects of Building Operation and maintenance. including administrative, emergency, and HVAC
- Proactively manage tenant relations and address any tenant concerns or requests as they arise
- Supervise, directs and monitors the performance of building staff and address issues that may arise promptly
- Create awareness in all building employees of the impact of energy consumption on total operating costs and methods of energy conservation
- Interview and select personnel who are best qualified for positions. Identifies employees who require training and recommends staff level changes hiring, firing, advancement and promotions
- Develop and maintain building security procedures in conjunction with security department as circumstances require
- Ensure all building violations and code requirements are resolved promptly and document accordingly
- Create and manage buildings yearly operations budget and issue monthly variance reports
- Ensure that all insurance requirements including contractors/vendors working in the building. Report all accidents, filling out detailed reports and forwarding to proper personnel. Secure cost of any insured repairs and co-ordinate with insurance carrier
- Establish, with support of the Chief Engineer, building maintenance programs, costs and schedules
- Supervise building service contracts, purchase orders and invoices
- Monitor tenant construction and coordinate services for tenant and their contractors
- Update buildings EAP/FSD plans, schedule and coordinate drills and training per plan. Ensure the plans are in compliance with fire and EAP laws and regulations
- Primary contact for all government agencies, ensure all codes and regulations are followed. Conduct regularly scheduled building inspections and report conditions that need to be addressed to appropriate personnel and follow up to make sure condition has been corrected in a timely manner
- Preform Property inspections of all areas for security and cleanliness as required
- Serve as a resource, advocate, and catalyst for sustainability at The Durst Organization. - Perform all other related duties as required and assigned
- Baccalaureate degree in related field or equivalent training required
- 5 7 years of property management or equivalent experience
- Highly skilled in handling all aspects of running an office, well organized
- Knowledge of all mechanical and control systems including HVAC, electrical and plumbing systems
- Knowledge in security operations, cleaning procedures, and other maintenance procedures relating to building operation
- Knowledge of General Contracting
- Experienced in tenant relations and able to interact effectively with diverse personas
- Demonstrated ability to lead and motivate team
- Excellent problem solving and time management skills
- Effective oral and written communication
- Intermediate to advanced proficiency in Microsoft Office applications, such as Word, Excel, Outlook, PowerPoint, Workflow and Charges to Tenant Program
