Description

Manages the real estate activity for the company by making recommendations on the potential financial viability of existing and new store locations. Specializes in oversight, analysis, and administration of store lease renewals. Develops market planning, site analysis, and evaluation of real estate lease transactions to maximize the company's real estate portfolio. Ensures the lease renewal pipeline meets company timelines for growth.

1. Maintains thorough familiarity with assigned markets and portfolio within a specific territory or real estate type, using internal and external support including Retail Real Estate Brokers. Works with Real Estate Directors to develop market strategies for major markets to accomplish the optimal store strategy.
2. Responsible for identifying potential new locations, relocation needs, and renewal negotiations.
3. Visits all major markets annually to assess new opportunities and review existing stores.
4. Routinely interacts with Regional and District Team Leaders, local developers, brokers, retailers, and government agencies in developing new sites or managing the existing store portfolio.
5. Thoroughly analyzes all relevant data (including financial, traffic pattern and demographic data) on all prospective locations in assigned markets. Prepares sales forecasts and financial analysis for potential new stores, relocations and renewals.
6. Negotiates lease terms for both existing and new stores.
7. Participates in special projects and analysis as identified by senior management.
8. Represents company at shopping center conventions and maintains external contacts within the Real Estate industry.

Qualifications

1. Bachelor's Degree in business, finance or law required, or at least five years of related work experience. Master's Degree preferred.
2. Minimum of five to seven years of lease negotiation experience required. Retail Real Estate experience identifying potential store locations for a major retailer preferred.
3. Strong ability to analyze financial and demographic data and conduct sales forecasting required. Able to identify and present complex data insights and gain support from executive and non-executive audiences required.
4. Demonstrated leadership, project management, and planning skills required.
5. Strong interpersonal, verbal, and written communication skills required. Strong negotiation skills required.
6. Ability to build and maintain positive, mutually beneficial relationships with brokers, real estate developers, lessors, and others preferred.
7. Expert knowledge of Word, Excel, and Powerpoint required.
8. Ability to travel required.
