ESSENTIAL JOB FUNCTIONS:

Responsibilities:

Responsible for maintaining the integrity of the physical asset and maximizing the returns from the asset in accordance with the owner's objectives
Responsible for leasing apartments in accordance with policy & procedures set by the Company

Responsible for creating and maintaining a cordial impression appropriate to the image of the Company and community

Assist Property Manager in measuring effectiveness of marketing programs and in making periodic market surveys

Responsible for fielding all telephone calls, knowledgeably and efficiently

Filling all clerical needs for the Property

Relationships:

Establishes first impressions with prospective residents and continues to maintain courteous relationships with current residents

Maintains relationships with other departments within the company, including accounting, marketing, and development

Maintains relationships with clients, the community, and local businesses and service providers

Maintains relationships with all current and prospective residents, insuring consistent application of company policies

Maintains relationships with suppliers, vendors and professionals servicing the company or property

Marketing and Leasing

Assists in the development and implementation of special promotions

Prepares traffic reports

Develops and assists in the execution of resident relation efforts, events and programs

Maintains effective resident relations initiatives

Creates, maintains and updates all print and web marketing tools

Completes regular market comparisons, and sub-market analysis

Completes, reviews and submits all weekly and monthly reports as assigned

Reviews all rental applications and lease forms for accuracy and compliance with resident policy

Conducts daily and weekly outreach efforts directed towards local retail, service providers, realtors and corporations, traveling to local sites and events, must be able to drive up to thirty (30) minute each way.

Makes recommendations for marketing and leasing programs

Establishes rapport with each prospective resident

Determines needs of each prospective resident

Presents property and appropriate apartments in a manner consistent with company policy and procedures and relevant to the prospect, must be able to walk or drive a prospect to available apartments

Obtains commitment to rent (i.e. fill out applications) from a specified percentage of prospects

Uses knowledge of property and community to overcome prospect objections

Follows up on undecided prospects

Assists in lease renewal procedure

Administration

Completes all duties in a professional and timely manner

Communicates all problems and makes recommendations to the Property Manager.

Answers the telephone courteously

Inspects vacant apartments

Prepares lease package

Checks answering service and distributes messages

Distributes mail

Prepares inventory of necessary supplies

Assists in rent collection

Assists Manager in communicating with residents and accounting staff regarding accounts receivables

Processes move-ins and move-outs

Maintains office files, including resident files, personnel files, general files, outdated files, etc

Assists in preparing and sending correspondence and memos

Assists in legal proceedings instituted by the Property Manager. Must be able to drive 30 minutes each way to attend court hearings and file legal documents

Updates eSite, Resite and other databases with current resident data and other essential information
Handles data entry and processing of invoices

Types all forms and leases on computer

QUALIFICATIONS:

Experience/Other:
Minimum one year in a leasing, sales or customer service position

Must have a valid PA/NJ/FL driver's license

Educational:

High School diploma or equivalent, required
Associates Degree or greater, preferred

Professional accreditation, ARM, RAM, CLP, preferred

Familiar with federal, state and local Fair Housing Laws

CAPABILITES:

Technical:

Strong computer knowledge, including ability to navigate, Word, Excel, Outlook, Publisher, Internet Explorer, and AMSI (or similar) Property Management Software

Physical:
Able to sit for extended and consecutive hours while typing and operating a computer

Able to walk, stand, drive, climb stairs and visually inspect throughout the day

Occasionally ability to lift, carry and put away parcel weighing up to 25 pounds

Ability to lift arms overhead for filing and other administrative tasks

Skills/Abilities:

Good oral and written communication skills
Ability to understand and follow oral and written instructions

Ability to speak English fluently

Ability to read and write in English at a 12th grade level
Ability to pay attention to detail and focus on providing quality service

Appearance compatible with the image of the Company and Property; positive attitude, confidence, sense of humor, energetic, assertive and capable role model for peers

Ability to evaluate situations, and make decisions that are in accordance with company policy and meet the stated business objectives

Exceptional organizational and planning abilities, coupled with a strong ability to follow through

Creative and capable of implementing multiple tasks simultaneously

Ability to work effectively in a team environment
Demonstrates integrity on a personal as well as professional level
Ability to interact with a wide range of people and maintain excellent customer relations
Ability to solve problems involving residents, finances, equipment failure, emergency situations, etc

Ability to manage projects and tasks through completion, and meet all deadlines as assigned

Job Type: Full-time

Pay: $25.00 - $30.00 per hour
