Job description

What we are looking for : Wehner Multifamily is looking for a dynamic and experienced Property Manager to lead the operations of an assigned apartment community. The Property Manger will be responsible for staff performance; marketing, leasing, collections to generate revenue; resident relations and customer service to manage resident retention and satisfaction; administration of property maintenance, and capital improvements to maintain aesthetics and manage expenses; compliance with applicable local, state, and federal regulations.
What you do : The duties and responsibilities include the following, though other duties may be assigned:

  • Manage the financial performance of the property by overseeing rents, occupancies and expenditures.
  • Supervise resident retention, renewal and leasing programs to maintain maximum occupancy.
  • Ensure compliance with Wehner Multifamily Company policy, as well as federal and local regulations.
  • Foster and maintain positive tenant relations through site visits, tenant meetings, correspondence, newsletters and by being accessible and providing timely and effective service and response.
  • Monitor tenant compliance with lease agreements and resolves problems and concerns.
  • Work with Accounting to manage the accounts receivable process and ensure timely, appropriate resolution of tenant-related outstanding receivables involving dispute reviews and defaults.
  • Liaise with the Construction Department on all landlord construction projects.
  • Maintain property to expected standards and show Pride of Ownership.
  • Request approvals for purchases to Accounting department.
  • Oversee move in and move out processes with tenants assuring that all items are completed.
  • Works to achieve maximum performance based upon annual goals to increase revenue and other income.
  • Ensures that all applicable deposits, rents, and other fees and ancillary revenues are collected and deposited.
  • Participate and manage marketing efforts to increase occupancy and effectiveness.
  • Interact closely with the Maintenance team to manage property maintenance programs including promptly and courteously responses to resident requests for maintenance.
  • Provide an adequate supply of market ready apartments to meet the leasing efforts.
  • Achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement program.
  • Accurately create, prepare and convey all operational and financial data.
  • Be responsive and receptive to owners' and Wehner Corporate teams needs, goals, and objectives.
  • Maximize rental income while minimizing expenses through effective planning and control.
  • Effectively monitor all income, including delinquencies and the timely receipt and reconciliation of rent collections and ensure landlord/resident statutes are followed.
  • Effectively maintain product knowledge of community and competitive communities through consistent evaluation of market conditions and trends.
  • Ensure that an adequate number of units are market ready.
  • Assist and ensure all customer complaints are handled promptly and appropriately.
  • Manage tenant move-ins and move-outs, and "walk-through" spaces with tenants and tenant improvement department.
  • Prepare and delivers timely, accurate and complete reports and legal notices
  • Perform Evictions.
  • Assumes additional responsibilities and performs special projects as needed or directed
  • Ensure that property is ready for City Inspections.
Supervisory Responsibilities:
  • Supervises all on-site staff, including hiring, training, supervision, scheduling and corrective measures.
  • Mentor and train the staff on property management skills and concepts modeling effective leasing and customer service techniques to include maintenance expectations.
  • Motivate, direct and evaluate personnel and handle all employee related concerns.
  • Delegate staff responsibilities and maintain set deadlines to be efficient and effective with property objectives.
  • Ensure staff hours are inputted regularly to meet payroll deadline.
  • Ensure leasing staff develops knowledge of community and competitive communities.

  • High school education or equivalent is required; college degree is a plus but not a requirement.
  • Excellent interpersonal communication skills, including the ability to motivate and lead a team.
  • Professional demeanor and appearance.
  • Excellent organization and multitasking skills, and attention to detail.
  • Strong computer skills and excellent knowledge of Microsoft Office products, including Word, PowerPoint, Excel and Outlook.
  • Ability to respond to a variety of situations using good judgment with both creativity and resourcefulness.
  • Ability to work independently, as well as part of a team.
  • Ability to effectively and professionally manage personnel.
  • Flexibility with work schedule to include working overtime on a periodic basis.

  • Superior customer service skills and professionalism under pressure.
  • Strong organizational skills, ability to prioritize work and attention to detail.
  • Experience in residential property management or related field is required.
  • Related business/industry (real estate / property management) experience desirable.
  • Exposure to property management software and accounting software.
  • A comprehensive understanding of marketing techniques and budgeting.
